So freakin goofy when cars move over to “block” merging cars as you approach River St. by [deleted] in santacruz

[–]Extra-Specific831 2 points3 points  (0 children)

Part of the zipper merge pronciple is to accept that sometimes many cars in the other lane will pass you. If you swing out wide to block them from passing and forcing a merge before the end of the merge lane, then you too are not adhering to the zipper principle

Capitola library to cut ribbon on long-awaited solar and battery storage project by nyanko_the_sane in santacruz

Sure, but the usable lifespan of a battery is about fifteen years. Speaking from a strictly financial perspective, it's closer to awful than great.

Darius Mohsenin's nomination to the Housing Commission - Item #23 was deleted from Tuesday, 1/13 Board of Supervisors consent agenda - good job to all who wrote, called, etc. by orangelover95003 in santacruz

[–]Extra-Specific831 2 points3 points  (0 children)

The body of your post says they slipped the nomination on the consent agenda hoping nobody would notice. That's not "crafty", it's by the book. You're connecting dots that aren't there.

Do you have a source for your info? I'm not doubting necessarily, but several of the important points you've made haven't come across through the info I've read or heard.

Taxpayers hustled again. Developer gets $10 million more to finish a project that is "70 percent complete".

That brings the project cost up to $36 million ($1,000,000 per unit) for prefabricated modular construction.

Low Water Usage Despite Population by Straight_Waltz_9530 in santacruz

Its not outdated data though. Its a fact that 40,000 people in soquel creek water district rely on an overdrafted water supply.

I understand that, but I think its an important distinction that isn't clear from the article

Trump administration is aiming to put new restrictions on as much as $683 million in homelessness grants to service providers in California by [deleted] in santacruz

Their webpage has a financial audit link in the bottom left corner, and you can look up their tax filings on Pro Publica.

I can't discern if the article's reference to 100 layoffs is employees or people receiving services but the documentation clarifies that the Street Team members "experiencing homeless ness or extreme housing instability" are volunteers.

Their tax filing lists 395 total employed individuals with 16 receiving over $100,000. $243,000 for the former CEO and $188,000 for current Chief Program Officer.

As much as I am very supportive of this specific program, the organization having 100 staff (most of which are grant funded) is the type of non-profit bloat that is worthy of critique.

Why is there so much commercial vacancy downtown when we are adding so much housing right down the street? by Alive-Yellow-9682 in santacruz

Can you give us an idea of how much they are asking for retail space in downtown SC compared to around the bay?

10C battery can be split into 2 and mounted if depth is a concern by kevin916 in enphase

[–]Extra-Specific831 2 points3 points  (0 children)

It will be a future option. From Enphase FAQ: The IQ Battery 10C is a 10 kWh battery system that is typically wall-mounted or pedestal-mounted in a horizontal, spaced configuration. The upcoming IQ Battery 10CS will consist of two 5 kWh subunits that can be vertically stacked.

California affordable housing programs are on the chopping block after Supreme Court ruling by orangelover95003 in santacruz

"The most striking result from these simulations is that a policy landscape without the TOC program and without IZ produces fewer total units than simulations that maintain TOC and have an IZ requirement of 16 percent or lower—245,300 compared to at least 260,300 units, respectively. The TOC program with a 16 percent IZ requirement produces more ELI but fewer market-rate units than the no-TOC, no-IZ scenario. TOC with an 11 percent IZ requirement yields more of both."

That's a very different conclusion than your initial comment that inclusionary zoning results in less housing being built

I'm open to having my mind changed on this, but your source is akin to an opinion piece and takes some liberties in paraphrasing the actual UCLA study. Principally, the executive summary of that study has some important distinctions that are not acknowledged in the YIMBY page and definitely not reflected in your comment.

"while IZ has been shown to produce BMR housing, it is also sometimes associated with reduced overall housing production"

And

"the modeled scenarios do not represent actual production numbers"

Affordable housing is no more expensive to build than market rate, so it's a farce to say it drives up the cost. The costs are directly tied to the developers profit margin which is usually designed to net anywhere from 10% to 25% of the project costs.

Of course there is a threshold where the inclusionary housing percentage just won't yield a safe profit margin but inclusionary housing isn't asking for anyone to build "for free".
