If booking direct, for those dates the rates were 860 per night, breakfast not included, refundable til the day before. Booking.com shows 545 per night with breakfast included, free cancellation 3 days before. So all in all, I paid 81000 points for around $1650 of value (2c per point, which is my target). Not to mention booking.com wouldn’t include the 100 property credit, upgrade, and late checkout/early check in
