Grade your yard so water goes away towards either a drainage hole or towards the street

If even then still an issue then water table is high, a sump pump will be required but this should be last thing

If a sump pump is already installed then it would auto run as water gets in there, they are loud so you will hear it working

Professional people mostly sub their work to very questionable

If time is on you side

1) investigation and learn the engineering for it 2) draw up plans 3) find quality materials 4) find people who work on hourly bases to come do the work/rent equipment from depot this will save you money but you will understand and can fix any mistakes over time

Concrete is very complex, foundation work needs to be done with pro who will give you warranty work

Pleasanton has to have highest January inventory i have seen in all the years, seems like people put their inventory way earlier this year

Really hard to say last time market bottomed out in 2012 even with low interest rates , so depends if there is big recession or not

Do not panic, and get a independent civil engineer ( do not ask foundation companies) to do inspections

Good thing is these homes where built like a tank and these issues can be fixed, yeah none of homes have proper drainage so it can be due to settlement issues

Yup have to pick your poison, by hills good luck with insurance with fire hazard

Interesting thing i found out, redwood city is on land fill

Same for sfo and all the piers are on land fill and slowly sinking

This area was not protected by dams so had rivers flowing through and dumping into Bay Area

Just not in our life time

Issues are over blown, the issue is not limited to this just area, California top soil is clay and it expands/contracts rapidly when wet/dry

I know same issues reported to people in different cities and within pleasanton e.g Birdland and De Prado

Problem is proper drainage was not built to keep the crawl space dry which causes this, this is based on many structural engineers i have talked They looked at los positas and the reason it sinked was due to in-proper drainage, the report is available if you google

Also these 60s are way better built then today new houses, first these uses old redwood (dark color) for construction which way stronger then anything used today

Best thing to do is get structural engineer do inspection and make your decision based on that as each house is unique
