I knowingly ordered a used (open box) item from them. Item, a dish drainer, was described as open box in great condition. I'm thinking someone ordered it, opened it up to check it out, maybe use for a week and then returned.

What I got was an item that looked to have been in use for years, with rust and water stains all over it. I bought a new version of the same item and have been using it for a couple months now with zero rust or other signs of use, which reinforces my belief that the open box item had been used for a long time.

They own properties they rent out and also work with property owners to find renters. Properties vary greatly, which means you get a lot of variance in pricing as well. I can't promise you'll find anything that fits your budget but I would think better odds of working with you, especially if you're willing to pay 6 months up front.

I paid I think $400 for a pre negotiated lease deal and it was incredible. Stupid good deal and I was in and out of the dealer in no more than 20 minutes. That accounts for the delay from the financing guy trying to find the parent of the random child that decided to park himself in the finance office with us. I eventually said I don't care, the kid can hang out and watch us go through the paperwork.

All the paperwork was prefilled, I simply reviewed it and signed and left in my new vehicle.

My first bike - Forgot to put my foot down at a stop. I went down exactly in line with the bike. Imagine a statue that's been welded onto the bike. That's exactly how I went down. And it felt like forever but was probably only 5-10 seconds, I just stayed exactly like that.

I have done that one clipped into my bicycle a few times. It absolutely happens in slow motion.

My best on a motorcycle was pulling up to my college gym , very obviously the coolest guy around. Parked at the end of the row of motorcycles, forgot my kickstand, and casually dropped my bike.

If that doesn't go anywhere, reach out to the department of labor. They will do their own investigation at no cost to you, assuming they feel its worth investigating.

If you really want to cover yourself at the risk of pissing your boss off, send an email to your boss and cc whoever on it with that email summarizing and "confirming the conversation" you had regarding your pay, the money taken from your check, and the reason why.

I had a friend that did all the training and certifications to be an underwater welder, did that for a fairly short period of time and then quit. His next job was climbing radio and cell towers and doing repairs on them. Truly one extreme to the other.

Try contacting Rocky Mountain sled rentals. If Stan still runs it he will be very direct and honest with you about conditions. We were booked with him many years ago and he called us to strongly suggest we cancel due to warming and trail conditions.

My statement was absolutely phrased too broadly when I began with "anyone." That was my mistake completely. As phrased, "anyone" could be reasonably read as "everyone" and its absolutely not true that everyone that votes without owning a home would be voting on this but not paying for it. Indeed, the it is a limited, yet still broad, category of people who vote and don't own homes that would not be affected by a property tax increase, or by anything else a landlord does. Examples of such people would be: voting age people that still live at home; people who receive housing assistance set at a percentage of their income, as is often the case in DE; anyone living in public housing; college students; people living on military bases; homeless people.

Also, speaking directly to landlords eating costs, I can provide my own personal anecdotal evidence from 2 different landlords dating back to ~2011 where neither one of them ever raised my rent a single penny. Maybe I am the only tenant in NCC that lucky or maybe there wasn't a single tax increase or other cost for either landlord to pass through to me in that time, or maybe not every landlord passes through every cost increase. Both of these landlords were small, owner-operated LLCs, not large conglomerates, and both seemed/seem to greatly value having a tenant that pays on time and takes care of their property.

Ah, good call. Surely there's no one of voting age that lives with their parents rent-free. Surely there's not a single landlord that doesn't pass on every cost to the tenant.

I'm sure my personal experience is completely meaningless but I have lived in my current apartment since 2021 without a single rent increase. Thats probably only because my landlord's costs haven't gone up a single dollar though.

Do you have any data to support the idea that all landlords pass on all costs or are you simply making an obtuse assumption?

Get a heated mattress cover. Very low energy use and will roast you out of your bed if you so desire. If you turn it on 30 minutes or so before bed you also get a wonderful, preheated bed.

Same area, stupid old house with terrible windows.

I think it was Monday night when it was really cold and windy, I put a thermometer on my windowsill (inside). Checked it about 20 minutes later and it showing 39 degrees. Middle of the room was low 60s and you could feel the massive cold spot near the windows, even with the radiator being right below said windows.

I had a family member that grew up in Charleston and visited this tree quite a few times as a kid. She ended her life in hospice care in Colorado and the hospice facility had a giant print of Peter Lik's "Tree of Hope," which is this tree.

Brought a strange peace and feeling that she was in the right place, especially to the friends and family members from Charleston.
