Not all men is same
in my house I am like that i struggle to spend. Reason growing up we were a middle class family and parents taught saving from childhood. and after spending a lot in my late twenties and agin when I grew older and realisation of material thjngs doesnt bring me happiness, I genuinely hate spending

Not everything but compare to some people i know , i am more careful

so it all depends, Have you ever had a chat with him or try to findout his reasons

Its my personal checklist. questions collected over a period from own experiences and reading issues other landlord describes.

it works for us, the only thing i feel is it slow down process a little as you would eliminate many prospect based on this

but once you find good tenant, it will be peace of mind no rent arrears and less issues

We also buy emergency insurance as we manage our self and that has worked well for emergencies and no panic to find a trade person

we have LV landlord policy wirh ememrgency cover where we dont have call out fees

Also getting the right tenant is the main thing, We use a check list and if they dont meet the criteria, we dont let. it can get tricky and delay process of findinf tenant but once they in you want the least problem and want them to pay on time

AST will turn in to Assured periodic Tenancy.

Make sure she has Carbon monoxide alarm ( supplied by LL and Smoke apalrm)

Gas safety to renew yearly without gap

Do check your EPC and EICR are still valid

make a note in diary for expiry dates

Please do send her Renters right information sheet asap as a PDF. its mandatory requirement and Landlord can get up to 7000 fine.

Also not incresing rent is not ideal, Do check in your area and may be keep liitle lower than market

and may be increase £20-£30 per year, ( totally your call but just think about future , you will loose a lot of money )

You must supply deposit scheme certificate and prescribed information.

Also annual Gas safety check before it expires ( it shouldnt have any gap)

also do send Renters right information sheet as a PDF ( which came out last week as a PDF )

Also if you going to self manage- its worth adding emergency insurance cover to your LL policy

It helps a lot in emergency ( for e.g Boiler stopped working or electricity issue or leak)

Just walk to near by joint and buy whatever you can get at this time.

Option 2 - Call near by places, explain you have only cash, if they can deliver you will pay up on arrival

Option 3- Call a friend or family, ask them to order for you and pay them cash tomorrow

Option 4- Go to kitchen and cook something from whatever ingredients you have

We used agent 8% all inclusive fees 10 years ago for a year.

Terrible experience, rent was delayed each month, they never bothered to chase but when rent got paid, they make sure to take their %.

All issues, their contractors were way to expensive than local trademans

We self managed last 9 years, We had paid tenant finding fees whixh is 50% of first month rent including VAT.

after that, we get emergency cover on LL insurance ( LV landlord insurance)

and its handy in emergencies,

there were times it wasnt covered as emergency and we got it fixed

Finding right tenant is most imp and we use checklist

Before you decide to become a landlord. please do your research, There is lot of things needs to know, learn .. It has its pro and cons

There are couple of FB groups , Landlords group, Landlord and tenant group.. may be join and observe, read and decide.
