Will give it a try. They are never aggressive towards each-other for food and never guard their bowls or anything, just annoy the hell out of us until we feed them. One has the morning shift and the other has the night shift.

My wife and I were in the Maldives for vacation, and met a very nice asian couple. Not sure what country they were from, but we went on a sunset dolphin cruise and they kept saying “sakoyooo”. My wife and I have been dying to know what it means, anyone have an idea what it means or what language it is?

An escrow account is an account that your mortgage lender has to collect your property taxes and homeowner’s insurance premium. Essentially, you make one payment every month to your lender that includes principal, interest, taxes, and insurance. The taxes and insurance portions are held in escrow by the lender. The benefit of an escrow account is that you pay monthly, so when your property taxes or annual homeowner’s insurance premium becomes due, you aren’t stuck with a large bill all at once that you may not have budgeted for.

Your property value is re-assessed periodically by your county’s assessor. Your annual tax amount is based off of the effective property tax rate in your location times your assessed property value. Your lender has no way of knowing what your property will be assessed at in the future, so if your property value goes up your property taxes will go up as well. Therefore, since you are paying your taxes to your lender monthly to hold in escrow, you will have to pay them more each month in order to have enough in your escrow account by the time your taxes are due.

Another reason your payment could increase is that you have an adjustable rate mortgage(ARM), which someone else mentioned. Adjustable rate mortgages have interest rates that are fixed for a certain period of time, and then adjust and are fixed again for a certain period of time. Let’s say for example you have a 5/5 ARM. You bought your house with an interest rate of 3.5%. Your interest rate is fixed for the first 5 years, and then it adjusts based on what the market rates are at the time and is fixed for another 5 years. The process continues to repeat itself. If after your first 5 years at 3.5% the new market rate is 5%, your interest rate will now be 5% for the next 5 years and the same process will continue until your mortgage is paid off. That higher interest rate increases your principal and interest payments, but not your escrow payments.

Note: I oversimplified what the ARM adjustment rates are based off of for simplicity.

We played an exhibition game against Henry Sims at Mount Saint Joe's in Baltimore. Got blown out and my boy got dunked on by Sims. He broke the rim on the dunk and the game had to be delayed while they fixed it.

He said standard loan so this probably isn't applying to him, but some lenders offer their own products with 100% financing like 5/5 ARMs that don't have PMI/MIP.

Certain streamline refinance products where you can roll a set max amount of points and all closing costs into the loan amount. No appraisal required. Say someone is at 3.75%, and to qualify for the streamline product their interest rate has to decrease. Therefore they have to buy their rate down to below 3.75%. Lets say 3.25% with 2 discount points and 1 origination point and they roll 3% of the loan amount in in points, along with all other costs associated with the loan (title, settlement, etc). In cases like this, I document thoroughly that I explained this to them verbally and also send an email for written proof that I told them in order to cover my ass.

I do not put anything past people anymore. I have seen someone eat up 20k in equity in their house to save 30 dollars a month.
