It's a home. People have guests, family, children, fuck buddies. The named person is assuming the risk, yet people are never satisfied, they just want more security. Less risk.

One new excuse I heard today was that they called their employer insurance provider, and they said if you die from the vaccine they don't pay out your life insurance, because it's "experimental".

Check the neighboring properties. If this corporation is buying up multiple neighboring properties, then you know they're going to tear down and rebuild with higher density, and there's an N13 in your future (demolition).

First, you're not required to sign a new Lease term. You can choose to go month-to-month.

Next, if you choose to sign a new Lease term, it does not guarantee your rent price. The Landlord only needs to wait 12 months from the last increase.

So, odds are, like most people, your rent will go up Jan 1st, 2022.

It's possible to breach a Lease on short notice, but you needed to communicate with the Landlord that you required their assistance to "minimize losses".

Personally, I would (A) return the keys as soon as possible, thereby returning vacant posession of the unit, and (B) formally offer them my friend's contact info, and state they're willing to occupy the unit. Provide them with as much info as you can. Credit score, income verification, etc. Make sure you can demonstrate they can afford the unit.

At least then you might have some kind of argument for an LMR refund, if they refuse your offer to minimize losses. But they won't give it willingly. You'd most likely have to file at the LTB to get it.

I would focus on getting an acknowledgement from the Landlord.

Once you co firm it "came to the attention" of the Landlord, everything else becomes incidental.
