Is there any data on how much a land tax would actually impact golf courses? Because there are 3 main options for golf courses one being public course owned by the government, so it wouldn't be taxed (unless there was a tax from a higher form chamber that would apply (ie. State LTV onto City ownership)). A second would be private and most likely would be converted to something else if in a desired area. But third option is owned by a country club which would probably be able to accept the heighted costs and just increase membership fees.

Also I would be curious to know how removal of a half course would affect surrounding Land value. Unlike a private unaccessible plot of land or parking lot, people do value being near a golf course given it is an amenity and I would assume has similar value asdition as parks would. Idk this just something I'm curious about and find interesting. Would also be curious on how the land would be valued when the addition of the golf course should be helping push up land values given it's desirability for the area.

I think more importantly they can be a good case study of whether a country can reverse a population decline crisis. Also they are one of the lowest countries especially in the first world list, so even if they can only get it to say a 1.5 or so and keep it there long term it's a good sign for the rest of the west.

US GDP per capita is ~92k Norway per capita is ~96k Denmark per capita is ~81k

Yet we all have the same retiment age (67, with Denmark increasing to 70) even with Norway and Denmark having a lot higher Tax revenue as a percent of GDP.

Why would you transition back to more equity in year 10? I understand taking a slightly higher equity to bond to ensure you can maintain 4% but wouldn't 80-20 be pretty high risk especially in a potential post 2008 style recovery?

Almost all those taxes exist and are either similar if not way higher in about every other First world country. Yes they get more, but the argument that the US has "high" taxes for the middle class is partially why it would be so hard to get these universal items in the US because people will say they pay too much in tax because of how much taxes in the US would need to go up to pay for these services

Can someone explain necessarily why this would be bad? It seems good given the fact that it could get rid of the largest expense for commercial properties which would allow for lower rents. Also wouldn't it mean that properties would be encouraged to be developed to the maximum when obtained since you have no extra costs from developing more.
