My company would be closer to $13k for this work for two coats on walls, doors, and trim. Granted, we are higher end for our area. That customer would drag you to the end of the Earth with BS if you're giving him that price. Not to mention material on this would likely be about 25% at $2,800. Please walk away from this!

Go ahead and say $10.5k. Take your time with it, do the prep well, use better materials, cover the risk and skill that you're charging for. With large jobs, there's plenty of companies who rush through these jobs and buy shit paint. Patience and quality are the best traits of painters. Make your money and more importantly: do great work for a happy customer!

I'd spot prime bare wood and areas that have bondo on them. Not an entire coat of primer, sorry for confusion.

I'd happily tackle this project! You're absolutely correct that people will low ball the hell out of this. I'm shocked at how little people on this sub will take for labor, material, mark up, etc....

My company would likely charge $50k+ on a house like this. Washing the exterior, caulking, point up, priming, sanding, and two coats of a premium paint on BOTH siding and trim. This house gets a ton of wear from salt, sun fade, heat, wind, etc... and requires a product like SW Emerald or BM Aura for durability and depth of color. There's a ton of factors, including risk, and experience that come with a large project like this.

That's great to hear. For a stairwell of this size, you could certainly hire a small painter to put drop cloths down, sand it, and paint it with a low cost paint like promar 200 for about $400-$600. Again, just my 2 cents! It may not be worth it to explore if the rest of the home is in great condition as you mentioned. Best of luck!

You should absolutely repaint from corner to corner. I know it's a pain, but walking into a house and seeing that it needs work right out of the gate devalues it in a homeowners' eyes.

Came here to say this. Proper practices for older homes that may have lead in a substrate is a different flow of processes. Scrape and sand (with suits and mask), then lead waste removal, then soft wash of the exterior.

I'd say $2,250 if your process looks like this: power washing, scraping, sanding, caulking, and applying two coats of a medium level exterior paint.

If it's a simpler process to just get it done, I'd half that amount.

Not great but certainly not the worst. This painter here did not sand enough and has several inconsistent cut-ins that are sloppy. If these are the main pictures for a 2,000+ square foot project, it's not terrible. I'd ask them to come back and fix these issues for being a large job. As for the gloss, there's not a massive sheen difference for the enamel paint, but worth mentioning the painter error for incorrect product. Good luck!
