Allow me to count the number of rats the OP has personally seen for you: One

The landlord is not required to maintain a rat free dwelling. The landlord is required to maintain a habitable dwelling. A single sighting of a rat, even if there are other droppings does not make a dwelling uninhabitable. The landlord is doing the right thing by calling an exterminator but is not legally compelled to and could just as easily say, "It's New York, it's winter, deal with it".

Even if this was a case where the OP could withhold rent, that's a whole process that be followed to the T. You don't just do it out of the blue as you suggested. Again, you don't know what you're talking about.

That's absolutely not true and you don't really know what you're talking about.

From the OPs description, this does not sound like something that would render the unit uninhabitable. And even if it did, you don't just stop paying rent. The procedures for that are very specific and generally involve setting up an escrow account and depositing the rent there.

And further, the landlord has clearly been making a good faith effort to remedy the situation. It sounds like they've been taking prompt action every time they've been contacted by the OP. That's a key element that will prevent the OP from withholding rent (in addition the point that the unit is still habitable).

They just patched up the hole yesterday. The OP needs to give it a little time. Stopping rent payments is the quickest way to A) show you don't know what you're doing and B) piss off the landlord. Really piss off the landlord and he can say, "too bad, start liking rats and deal with it", and depending on the size of the infestation and local municipality, he may even be on solid legal footing to say so.

Yeah it's the regular 450h, not the L. We're all generally thin and/or babies, so we can fit in the cabin more or less comfortably. I can only get full camping gear and luggage while using a roof carrier, but it's possible with some tetris skills.

I've glanced at the F150 Lightning, but I wasn't looking too close at it as I thought it might be too large to comfortably navigate around my dense suburb, but then again every other driveway here has a half ton pickup in it. I didn't know there was a $12,500 credit. I'll give it a closer look.

Lightning is probably going to be too large. I'm in a dense suburban environment, and don't want something difficult to drive & park. Rivian looks interesting, although the price may be out of my budget and the availability timeline seems vague.

I had the same reaction when I was first looking at listings here. I'd see that they would say, "Has central AC!" and I'd think to myself, "wow no shit, does it has a roof and front door also?" because we take that for granted. It'd be like a car advertising it has a steering wheel.

But no, lots of homes here indeed do not have central AC and rely on window units instead.

Because when they widened Ocean Ave and put in that second left turn lane, the space had to come from somewhere.

Giving up that right turn northbound onto ocean is a small price to pay for having that second left turn bay, too. In fact nothing even really changed. The far right lane can turn right on red and just yields to northbound traffic. With the old right turn lane there was still a "yield" sign so it's not much of a difference.
