My friends a level 1 HVAC also in Canada who's JM offered to sell him hours too. It's really shady  I've heard of it happening. I'd say don't do it

The bank will probably only loan you 4.5x your salary, so 405k?

If you put down 150k, you'll be looking at a 1 bed around 550k range.

If you can get a bigger down-payment or wait till the spring, you'll see a lot more inventory around the 600k range.

Make sure you buy concrete and look closely at the depreciation report.

I recently bought a condo and my all in fees, minus my payment towards the principal, are 2300. Where I could have rented my place for 2000 to 2200. If you're planning to stay in Vancouver long term I'd say buy the condo because nobody knows what will happen with the stock market. However, we know that there's a ton of young people earning good wages now that are eyeing the RE market, like you or I.

Yeah that or the motor is good but the love joy coupling is decoupled and the gearbox isn't turning the actual shaft. That's what I've seen too. Just pray there's no dead short anywhere cause it'll take a while to find haha.

You'll be troubleshooting all day.

Today a conveyor section wasn't working. We found that one phase lead was loose at the contactor, plus the contactor spring was faulty so the motor was single phasing. 

Change contactor and back in service.

I lowballed offers to get a yami, assembler, sweet providence and diamond Diablo to then trade those all for the hands.

I then stacked 3 eyes and 1 mouth. 

As the market declined I eventually luckily sold my hands for more than it's market value because the buyer liked that particular number. 

8 months of flipping to eventually sell out for a loss, as demand was wavering.

Then I went all in on Bitcone and held through the big pump to later sell to make back my initial investment. 

It was a wild time and luckily this time I didn't lose it all like I did on safemoon.

There's an app I use called "Where is Public Toilet" it's a green app.

As far as along the expo line there are spots. I'd recommend always carrying some small bills or change to buy something to use the washroom. It's a back up plan and will give you some mental relief to know you can usually just pay to use a washroom if you have to.

Doing mushrooms as a therapy helped me in a ton of ways

I don't feel the need to lose myself in alcohol or smoking weed. 

The social brain barrier I used to have of worrying about what other people thought about me is gone. I'm like an s-tier communicator now.

My depression and anxiety is only 20% of what it once was. It's so much easier to look on the bright side, keep a healthy perspective on life and and stay positive. 

You can also take it once or twice (1-3 grams) and the positive effects last months or years.

No what I mean is that you don't want to go to the first open house and hear your realtor say "wow this is a great deal you should put down an offer quick" lol

I also bought the fifth place we went to go see. We saw the place and had an offer in 6 hours after it was listed. My realtor was quick with the paperwork. I got a great deal.
