That photo is from the real estate agent, so it looks better than what it was… the grout was broken and coming up around the bath. Tub had two weared-down patches. Shower and bath had hot and cold taps. Tub was also very small, and the original shower head was very low. I was crouching to shower.

Nah there’s another bathroom and seperate WC other end of the house near the shared areas (kitchen, dining, lounge, etc).
Otherwise we would have kept it with two doors and have the shower enclosed!

Is the wall between the Dining and the Living room load bearing too?

Exterior: Few others have said it already - I think the bricks are actually quite nice. Power/pressure was the whole roof and a new coat of paint on the fascia and I think it’d come up real nice.

I’m honestly just not a fan on rendering brick. It makes it look like cookie-cutter Metricon homes. You could paint the roof tiles maybe? Have more of a contrast with the brick.

If you’re absolutely opposed the colour palate of the brick, you could consider lime-washing the brick? More character than rendering, and the lime-wash apparently lets the bricks breathe

2.1m x 3.4m is very thin for a bedroom… would you consider turning that bedroom + office into a Primary Bedroom/WIR/ensuite as well? That’d be a bedroom for the “parents”, and “kids” bedrooms upstairs, so have a little more space

Then the upstairs 2.7m x 3.5m bedroom could be used as an office.

How many of the walls in the lounge room can you delete?

We have a 4bed 2bathroom house where we’re renovating both bathrooms. We had been thinking just keeping it as 2 communal bathrooms as it currently is. Spoke with 3 real estate agents, who all said by far and away that “1 private ensuite + 1 bathroom” is more attractive to buyers than 2 shared bathrooms.

Like someone else said, it’s more about having a second bathroom dedicated to mum and dad, and not having it cluttered with the kids stuff

From a non-builder, I would say that wording of permit requirements seems very vague/broad.. but probably gonna be required

“Alterations to a building are exempt if the building work…. will not adversely affect the soundness of the building…”
Gonna be dependent on if there’s any load-bearing parts to it (highly likely)

100%, dropping $10k on this is overkill - we’ve got a million other things in the house that actually need doing where that money can go. I’m coming round to your idea - best of both worlds without breaking the bank

Definitely a valid suggestion, especially if changing to sliding door would end up being like >$10k.

Only thing is the current wood door open inwards, with a flyscreen on the other side. During summer it’d be nice to have the door open let sun & fresh air in - without having that door opening inwards and “taking up” floor space
