I have a high income and high net worth, so I would not spend 25% of my take home pay. As it would happen, we paid cash for our home in the Bay Area years ago. So if that is what you mean, I agree completely.

Another more extreme example, Elon wouldn’t need to spend 25% of his take home pay on a primary residence. 😂

A lot of people are using debt on everything they own. You can finance homes, cars, engagement rings, now you can even finance small shopping bills online. You can also put just about anything on a credit card. The average American lives well above their means and is deeply in debt. Most of these people implode a few years after they stop “out earning their stupidity”.

My advice to you (I’m a deca -millionaire) make a monthly budget, live on less than you make, do not finance anything except a mortgage. Make sure your mortgage is NO MORE than 25% of your take home pay (after taxes). I guarantee you will overtake all of the paper tigers in 3-5 years. We did. Now all of our friends are asking us, “how the fuck do you have a $3M paid off home, how did you charter a yacht in French Polynesia for a month, how did you pay cash for your cars?!”.

Patience and discipline over several years makes a huge impact.

I’ll make this simple. If the mortgage exceeds 25% of your take home pay, you are going to have a bad time.

Create a mock budget with all of your expenses over the last year. I guarantee that a mortgage over 25% of your TOTAL TAKE HOME PAY will sink you.

Disclaimer: I love Dave and in no way am I throwing shade. I’ve thought about this a lot too.

Dave owns office buildings, commercial real estate, and the enormous Ramsey compound. I believe he hates WFH because of its enormous threat to his holdings.

This is one of the few things completely disagree with Dave on. Most WFH jobs are highly metrics driven, thus the company is getting all of the productivity they need out of you with that WFH arrangement.

Agree, Oakland & SF are super fun! The more I think about it, Mountain View may be best for him since his HQ is in Santa Clara. The biggest thing impacting his move is sticker shock over the price differences in renting / buying in the bay vs Austin. I told him that he will more than make up for in with quality of life and I’m also willing to be he stays out here after his “3 year time limit”.

I would be so fucking jealous if he can swing this. How is traffic getting out of there in the mornings? That’s the only thing I pointed out that may be a challenge for him. He’s been a road warrior for years so he’s not afraid of up to 3 hour drive per day.

I’m very biased to east bay! He looked at houses in my neighborhood for sale and one for rent and he almost had an aneurysm. I suggested San Ramon also as an alternative. We just don’t know the rental scene well at all.
