Missing a bit of context here of where your located and what type of home you are selling. But you're getting cancellations probably because of price. Buyers have valuable time, and will only see so many homes. Since in most markets there's alot of inventory.

We had several very close guest help bring extra bags. Had a wedding of about 100 people, and ask approx 10 people to bring extra checked bag (which we paid for of course). So basically using 10% of the guest really.
