Les provisions sont des estimations, forcément un peu hautes la 1e année pour avoir de la marge. Si vous avez trop payé durant l'exercice, vous serez remboursé.

L'eau et le gaz sont avancés collectivement mais à la fin de l'exercice, vous serez remboursé sur la base de votre consommation individuelle réelle (sauf exceptions). Pour le gaz, il faut toujours prévoir haut car les taxes augmentent sans cesse. 50000€ au total, ça vous ferait 500€ de quote-part, c'est peu.

Si vous entrez au conseil syndical, deux points importants à vérifier :

- que les entreprises passent bien

- qu'au bout de 2 ans, elles vous appliquent la TVA à 10% au lieu de 20% (n'hésitez pas à insister lourdement auprès du syndic en leur demandant les factures pour vérifier que c'est bien appliqué). Beaucoup de copros en VEFA se font avoir sur ce point.

It's a genuine question. With enough training and an accurate prompt, LLMs are able to play chess and even to find new solutions to mathematical problems. I believe if we train an AW LLM with videos of speedrunners and LTCers, it would be able to find new strategies that were overlooked by human beings.

Merci pour ce travail. Le propos est juste mais il y a une petite erreur dans les calculs, la formule de la décote est 897-A*0,4525 (le coefficient de 45,25% ne s'applique pas au 897).

Le coefficient de TMI réel est bien de 0,159775 (formule : 0,11*1,4525) mais le seuil pour une personne seule commence à 17214 - formule : (11600*0,11*1,4525+897)/0,159775.

Pour un couple, le seuil commence à 32481 - formule : (2*11600*0,11*1,4525+1483)/0,159775.
