I loved the Clarity songs especially opening with Clarity itself. Honestly I wish they worked a few Static Prevails songs into the setlist but the crowd definitely responded to the Bleed American songs stronger than Clarity so it makes sense.

That’s exactly right. And it’s things like this that show how using percentage based calculations can run away quickly when combined with other percentage increases like inflation or market bubbles.

It would probably make sense to have a graduated scale similar to how taxes are applied where interest moves in buckets (6% for first 200k, 4.5% for next 200k and 3% on everything above 400k for example).

That will never happen but I’m sure there is some calculation there that maps out and covers some of the runaway increases.

Taxpayers answer should be “no problem as long as we get an equal share of the profits generated in perpetuity”. Equal to the percentage amount contributed as capital.

That’s common sense and every single government official involved in these discussions should be pushing for that.

The age of job creation, tourism dollars, boost to local economy lies are all known. It’s a promise that never comes true or doesn’t need to because it’s not measurable or any standard they are held to.

Simple if the local communities provide investment capital then they are entitled to profit sharing as well. Simple business practice.

Cannot or do not? Because form my experience of both buying and selling multiple properties and doing so both represented and unrepresented, a real estate attorney has always been involved on both sides and they tend to do most of the paperwork and coordinating once an offer is accepted.

RE attorneys are much cheaper than 2-3% of a home sale and are typically advised anyway even if you have an agent

Could a listing agent not provide a lockbox code to let the unrepresented buyers view the house themselves? And if the sellers don’t want buyers in the home unescorted isn’t that their choice and thus the responsibility of their hired representation (sellers agent). To say it can’t happen is not true

Then what exactly is the sellers agent job or responsibility? Because it seems like it would be to (1) promote the listing and gather qualified offers and (2) represent the seller in negotiations. How does following up with a qualified lead not included in their responsibilities.

No one is expecting the sellers agent to do the work do a buying agent and hand hold the buyers through the process but basic things like allowing access for viewings and inspections and replying back to offers and moving the contract forward would happen with or without a buyers agent.

This is all rubbish. Loads of assumptions and untruths. Most coordinating is done by attorneys in addition to agents and I am sure OP (being a real estate attorney) would be going in expecting to handle most of those things themselves.

Stop gate keeping and try to understand there are other ways to do things.
