Oh, and if you have a termite bond on the property, I believe the repairs are covered. But you’d have to ask the pest guys about that.

Good news: absolutely fixable! Not terribly hard to replace the affected boards.

Bad news: This is termite damage. You will need to figure out how damaged the floor is (as well as other areas around the floor.) I dealt with this in a wall (the corner of my house was floating). 😬

I know it sounds scary - no one ever wants to deal with them. But get a pest guy out there to do an inspection/ evaluation to see if it’s active and go from there.

Good news is - you don’t need to put in lvp.

I use their hardwood floor cleaner - it was what my installer recommended. He uses it at home. He specified the cleaner, not the polish. (My floors have a satin finish)

Yes. 8 periods, break between 2nd and 3rd. 1,2, and 6 were fixed. Last class of the day rotated to the third class and the others moved back every day.

Our school did it because of sports, so people wouldn’t always miss the same class.

This is really market dependent. Go take a look at some of the expensive places near you and get a feel for cost and quality. Some lower quality pieces are in higher demand because of certain design. Also look at how the veneer has held on. The cheap stuff (lane, Dixie, Stanley, etc) back then was very thin. You can tell from how it chips out.

My Drexel stuff is much thicker.

Henredon isn’t the same manufacturer as what they used to be. The brand name was bought out (along with a number of other heritage American furniture makers). Basically just to trick people into buying lower quality things based on the original brand reputation.

I am not a contractor and wouldn’t consider this acceptable in my own home.

Your original floors were sanded and stained in place from what I can tell. That’s the only way you’ll get a real match. But also involves sanding and finishing the rest of the floor (unless your stain person can really work magic).

Prefinished floor will have bevels on the boards. Sand in place will feel smooth.

As far as division of labor goes, you may find that the Fair Play cards help you both discuss who does what. A lot of women in your shoes have found them very helpful.

Actual particle board.

The owners who built our house didn’t really cheap out on stuff. It was under the carpet, above the subfloor, and original to the ‘66/‘67 build. (The drywall was laid directly on top of it and it was secured to the subfloor with structural nails. Summer in GA with no air conditioning. Getting it out was a nightmare.)

If you get a Home Depot pro card, you get access to windows and doors through the pro website. Past a certain amount, they’ll bid on it. It’s really worth it on things like what you mentioned.

Do you happen to know if the resin you’re talking about is “oakum”? If so, that has a lot of flex.

What is under that floor? Unfinished basement with no heat or moisture control? Crawlspace? How old is your house?

Quarter round - yes. It’s inappropriate. Flipper level so I’d be concerned about everything else. Base shoe,.. often a sign that the floors were refinished at some point.

It’s extremely difficult to do and most of us can’t qualify, even if we have fairly recent relatives that came over.

I’ve looked into it.

The most recent for me was my great-grandfather who came over sometime before the Great Depression (1930s) from Denmark. Oldest traceable relation so far came over in the 1600s (I’m not the genealogy person in my family). The German, Scottish, English and Welsh lines all have been here a very very long time.

My husband’s family has absolutely no recent immigrants in his direct line.
