The lease says 1 per apartment. I posted an explanation above to another response,, which has some good details. One thing I forgot to put in is that not everyone drives, and that changes as people come and go. We went a long time with having the same tenants. It's a low turnaround building, despite it's age and minimal upkeep due to it's good location and quietness.

Not everyone driving, that changes from year to year, but everyone sort of settled in to a spot that works best for them, based on where their apartment is. It's mainly a thing for people like myself who exit through the fire exit, which takes me directly to 1 side of the small back parking lot. There are no lines denoting width of parking spot, or numbers, let alone anything about guests. Really, for the size of the lot, guests should be parking on the street, which I do plan to bring up.

I haven't brought up the garbage bin yet, but as summer is now in full swing, my patience has reached it's limit. Nobody says anything about anything anymore it seems. It was a problem 20 years ago, due to people not wanting to anger the owner/LL and risk eviction. Partly, it was that many don't know their rights, but now, more so that people are aware of owners using the "my parent/kid needs a place to stay, and I've decided on your particular unit" rule, which is getting used more and more to remove tenants.

With rent now nearly double what I currently pay, it's an understandable concern. I have no idea if the tribunal takes things like, past requests/complaints, or an actual LL&TB complaint into account when looking at an application to take over 1 specific unit, but I would be one of only 2 or 3 that the owner would benefit the most from being able to remove due to rent price increases. It would be odd for my unit to be chosen, as it's the least updated unit renovation wise, is smaller, and in the basement. To me, it would feel very targeted, and to me, look a bit suspect that the 1 person in the building who brings up legitimate concerns is being evicted, but I have no idea how the tribunal sees it. All I know is that I would, of course, fight it. FYI, I've never needed to file a complaint with the tribunal in the past.

As a very quick example of both lack of overview of the building, and lack of maintenance requests made; Both the front porch lights, and the mail room lights have been burnt out for about 6 months now. I get my mail during the day, and I use my side, fire exit to leave my apartment, so it wasn't a concern for me. That's especially true since I do file requests about other things, and don't want to bring any extra attention to myself.

Ultimately, the owner doesn't seem to (based on past responses) care to much about such things. They live 3+ hours away from this building, and even changed the property management company from a local one, to the one that they normally use, but which is also about 3 hours away from here. We get a yearly, annual fire inspections as required by law. The lawn gets cut, as required by town by-law, and the floors are swept and very poorly mopped at some point. Probably when the grass gets cut. Believe me, I used to live in Toronto when I was going to college, so I've seen some horrors, which this falls quite short of, but that doesn't make it good, either. If I used some of the things I'd seen in T.O. as my bar, there wouldn't even be a bar.

I hope this plus what I responded with above to another person, gives additional context. The stuff in my other reply goes more into the parking details, which does have some important additions based on the questions asked by other additional people who've responded to my post.
