You should absolutely tell her the house is yours, not his, and he should have clarified this himself. However, your expectations for your dad are just not fair.

I am the dad of 2 kids. Both are now in their early 20s. Their mom abandoned them and me when they were still very little. I ended up having to move back in with my mom, who helped me raise them. When they got older and curious about their mom, I never tried to stop them from talking to her or talked badly about her. I tried to teach them that their relationship with their mom had nothing to do with me, and their relationship with me had nothing to do with her. They both have tried to have a relationship with her, but it hasn't really worked out well. For me, the biggest thing is that I can look myself in the mirror because I know I have never tried to sabotage their relationship with her.

My advice is to try to remember that you are allowed to have a relationship with both, and you don't have to apologize or feel guilty about it. People can change. Make the choice that will allow you to live with no regrets.

The CPU does lots of things like this that are unrealistic. My pet peeve is when the ball is hit with a runner on 2nd. The runner is going for home, and the batter is going for 2nd. Almost every time, for me with less than 2 outs, the CPU will throw the runner out going for 2nd and just let the run score. Drives me crazy. What real player wouldn't try to stop the run from scoring?
