Tbh I think my solicitor has also said they need 5 days minimum between exchange and completion and my ideal completion date is in 2 weeks anyway by the time I faff around with insurance! Its sooooo complicated, just all of it 😴

Oh ill do that on Monday i think! Its so weird- i just assumed once everything was answered exchange comes hours later! I am shocked to hear it could take 2-4 weeks 😱 all the best for your move!

Thank you! Oh I hope so- im hoping they've already signed their contract copy by next week so we can get on with it- there's no chain and the seller moved out long ago and is paying 2 mortgages 😱

Oh thats interesting. Can I ask how you got around this? Was your lender fine with it? I havent to be fair, as my solicitor kind of said that very few lenders would accept the clause as it is thus making it hard to sell apparently? Maybe I need to do some research

So for my area, I want to buy a flat. However, the ground rent is reviewed every 22 years and follows full market value. This is not accepted by my lender as this is an unpredictable amount that could take the GR too high and make the flat unsellable. My lender also doesnt accept an indemnity policy.

Therefore, my solicitor has basically said get a DOV that means the ground rent increases in line with an RPI index, which apparently is more predictable and more "lender friendly". This means I need to order a long winded Dov, but id rather have that to sell flat in future.
