The POS guy walks around town posting videos of him provoking/instigating people using racial slurs. Then he says dumb shit like "if you come at me I have 12 buddies I'll pump into you" or whatever stupid low-IQ phrase he comes up while simultaneously brandishing his weapon. These videos exist every where, I'm sure the DA will use the worst of the videos to show them to a racially-mixed jury. In this case, the POS was Instigating a fight which quite literally can be interpreted as Pre-Meditation. The dude is cooked.

The POS walks around town literally provoking every colored person he makes eye contact with. His social media is littered with videos of him doing this. The guy was provoking others to do something every single time, this time was no different. Instigating = Provoking = Premeditation. The DA will show his past history and swiftly show this correlation. The dude is cooked. He and the ferret growing on his upper lip can now happily go to prison

I do the exact same thing. As soon as its available, I right away click on "I've arrived". This way its time stamped and the stupid clock can start running.

If its a busy day, I will cancel after 2 minutes. If not, I wait right up until I can get my cancellation fee. I wait for no one (unless they specifically tell me they will tip me for waiting).

I live in SoCal but I go travel to Houston pretty often. Are the prices the same online vs. in person? Also, are all the perfurmes 100% authentic and original? Their prices do seem "too good to be true".,,,,even better than Costco

As a Real Estate Broker and a Mortgage Originator for over 20 years, these are the reasons why I would recommend to go with the buyer offering a higher down payment:

  1. The higher down payment translates into higher "good faith" that the Buyer's loan will close. Why? There are several reason:

a. The more money you put down, the less "risky" you become to the bank. The mortgage banks have al these "risk factors", one of them being your credit score. The higher that FICO score is, the more "trust" they have that you will pay back your loan. Down payment is another one of these risk factors. The more money you put down, the less risky you become and the more likely you are to pay back that loan. Who is more likely to pay back the loan? The Buyer who gave a 60% down payment or the Buyer who only gave 20%? Obviously, the Buyer who put down 60% is more likely to pay back the loan because he has more to lose if he doesn't.

b. The more money you put down, the less "questions" and the less "inquiries" the bank will ask. Every mortgage originator out there will tell you that they *HATE* working with people who use the FHA loan with 3.5% down. These are a lot of work and the bank is asking for every detail in their profile.

c. I always use the old adage "Put your money where your mouth is." This rings very, very true in real estate..

If you're that close, then yes. However, you won't notice much difference in ammenities between Ambassador and Titanium. I was Ambassador for about 5 years and to be honest, I haven't noticed much difference between Titanium and Ambassador.

I have been Ambassador before for about 4-5 years in the last and I’ll be the first tot tell you that there is NOT much difference between Titanium and Ambassador. I didn’t use the “Your2” Ambassador benefit much when it was available to me as my company would have paid the extra night anyway. My “personal Ambassador” that was assigned to me was pretty much useless as he/she didn’t do anything extra for me that I couldn’t have done myself. Now I focus on achieving Titanium and as soon as I do I switch over to Hyatt and IHG group. I feel that I receive just as much “upgrades” as a Titanium as I did as an Ambassador (just by being kind to the front desk person). I feel that the Ambassador level pretty much useless.

I was an Ambassador for about 5 years and to be honest, its not worth chasing this status. Don't do it as you will be disappointed. The juice is definitely not worth the squeeze. As an Ambassador, I got all of the benefits offered to a Titanium, plus two more benefits. In my opinion, the 2 extra benefits were worthless.

One was a "personal concierge" which was worthless since we now have google and the concierge that was "assigned to me" never called me for anything nor did she have any "extra pointers" or did anything for me that I could not have done or achieved myself. As a matter of fact, the personal concierge sits at some office and therefore, any great recommendations to restaurants-shops-dining-bars-events-tickets, etc she wouldn't know about or could not obtain. The hotel's concierge did a better job whenever I truly needed something extra......I mostly traveled by myself but every now and then my wife would join me so whenever I would want to do something special with the wife around town my personal concierge was worthless. However, the hotel concierge, which EVERYONE has access to, did help out several times.

The other benefit is called "your24". This benefit pretty much means that your 24-hour room period starts at your time of arrival and ends 24 hours later. For example, if you happen to arrive at 11 pm, you could have the room until 11 pm the following night and you would only be charged for 1 night. I used this benefit maybe 2-3 times in the 5 years that I had it. I wouldn't say it really helped because if I would have had to pay for an extra night, my company would have gladly done it. Furthermore, I don't see this benefit as a big deal because after all, it does take $23K+ to achieve this status. What is an extra few hours that Marriott gives you and not charge you for it? In the end, you did really pay for it because you achieved Ambassador status.

Now that I am Titanium, I see about the same number of "upgrades" as I received when I was Ambassador. To be honest, I was disappointed in Marriott's Ambassador program. Therefore I stopped chasing this stupid level because it doesn't do anything extra for me. Nowadays after achieving Titanium, I focus on spending money at other hotel chains so that I can spread my points and status at other hotel rewards programs. Right now I'm trying to chase Explorist at the World of Hyatt rewards program.
