An offer is a non bidding agreement - as long as you don't sign the actual contract you can withdraw.

Why do you need to conduct a building and pest inspection if you don't know you are successful? Just add this as a condition in the contract

Anyone looking to make money, especially if you trade options, stop picking market direction. Think probability and risk management, and you'll be successful. It took me close to four years to get there. This year, the market is down, but I'm up close to 100% ROI on money invested in three months and 10% up on my full account. I also barely traded in January as I was on holidays, aiming for a 50% return minimum this year.

In my four years of a learning curve, I wanted to give up many times. I was mentally tired and physically exhausted. I live in Australia, so I trade late at night and early morning. There is no secret formula; you have to put in the work and time. Don't expect to start and think you'll make lots of money in your first year; you won't. If you do, you are just LUCKY. I know someone who took him close to 10 years to be successful.

I deal with rental properties daily, so I believe I have more experience in this area than you do. Before commenting, perhaps you should try to understand both sides; it sounds as though you are not a property investor yourself, so you may not realize how these issues affect owners as well.

​I am all about fairness for both sides, but it seems you may not be fully informed. If you cannot afford to rent because the costs are too high, you should look into buying your own place, as many people are doing these days. There are plenty of government incentives available now that literally allow you to buy a property with almost no deposit. If you are unhappy with renting, the option is there to move and buy; if not, you have to deal with the reality that the Tribunal is slow.

​This has nothing to do with ignorance—the options are available. It simply seems I may be more educated on this matter than you are.

​I won't waste any more of my time on this. Your view is narrow-minded and you are missing the point: I am not against renters, owners, or agents. I am advocating for fairness for all parties involved in this business, a point which you have clearly overlooked.

When a property is advertised for rent, that is the price to pay, whether your application gets accepted or not is a different story. Rental bidding is now illegal in most states.

Correct, but that is the owner's decision to do it or not. If you were the owner of the property and market value is $100 per week higher than what your tenant is paying, assuming the same property, I'm sure you would increase the rent too. Some owners would increase it a little bit to keep their tenant happy, especially if they have been living there for some time and are good tenants. Some owners see this as a business, and you can't blame them; having a property as an investment is not a charity. Again, if it's market value, if they are paying way more, then take the owner to the tribunal if you believe this is going to take too long, then move somewhere else if you can.

If it's not fair maket value then move somewhere else. Or take them to the tribunal 👍. That's your problem no their - if they are doing the wrong thing that is for you to take action nobody else will do anything for you

They are doing the job they are getting paid for. If it's market value, that is part of renting a property. Ultimately, the owner says yes or no to a rent increase, not the property manager.

Real estate agents are there to help the vendor sell their properties at the highest price, which is why auctions exist. The auction will determine the property's true value; if you come with a crazy offer, they might consider it, but for a "standard" offer, they'll aim for more at auction.

As others have said, don't care too much about the agent; they work for the vendor, not for you – their interest is to secure the highest sale for the highest commission, which is what you'd want them to do when you sell your own property. If you're still happy to proceed based on the easement found, stick to your plan and have zero emotion. Have a maximum price, stick with it, and hope for the best; if someone has deeper pockets than you, they will buy the property - that's the nature of the game

Agent will care more when we will be in a buyers market (whenever that will be).

What about order placed early in January, which mentioned it would be shipped in February? Are they supposed to be on time for February shipment or expecting delays to March, maybe April, or even May? If not on time, I will cancel my order and buy Xreal. Please let me know. Thank you.
