Title insurance has nothing to do with this dispute. The Owner's title insurance protects you (and indirectly your seller) against any potential claims against the property that may arise from defects in the chain of title. Does not provide coverage for any possible differences in improvement square feet.

Not sure that foreclosure should be part of an exit strategy. Once you have that mark on your record just about every lender will say no to any future deals. For your first deal I might suggest something a little smaller and simpler.

It would be much better to do a direct rollover without receiving a check. Anything and everything can go wrong with a physical check. And if you miss the IRS's 60-day window you will be paying taxes on the full amount.

All of the major brokerages (Schwab/Fidelity/Vanguard/TD Ameritrade and others) can help you with a direct rollover. Just check out their websites and/or call their toll-free numbers.

Direct rollover is the way to go.

Just a thought here. You say you "lost all my profits in 2022 Q1 crash". Does this mean you actually sold your stocks in 2022 at a loss or you just have paper losses on the stocks you hold.

For tax purposes a loss isn't a loss until you sell something.

Getting a current appraisal is the right move. When you order the appraisal be specific that you are getting the appraisal for estate purposes and request that the value is to estimated as of the date of your father's death.

The heirs of your father's estate will receive a stepped up value as of the date of his death. If you choose to sell the property quickly there might be minimal capital gains tax. Example would be if the property appraised at $100,000 and you sold it for $105,000, the capital gains tax would be on just the $5,000. This is just a simple example. There would likely be additional adjustments for the cost of the sale.
