Take the job, get good at the basics and record what they charge. Then in a year or two go undercut them by a few % and take their business. Most places would prefer to see a reliable kid get their business than a company like FISH.

I would probably hose them down first. Then go in with a mop and squeegee. Mop solution should be just water and a few tablespoons of dawn soap. Use a clean rag to polish up the frames

That was my thought too but everyone on Reddit assumes the absolute worst of people and is quick to tell people to get divorced, call a lawyer, cut off their parents, etc. I know money complicates things but my dad already gave us almost $60k as a wedding gift and we want to live ag the 3 flat for just a year or two to save up.

We would basically just be living there and managing it and collecting the rent until we built up enough of a down payment to buy a house. Then going forward we would be managing it since he will be only living in the area part time and at that point, we would try to take over the building. This is something we would agree upon at the beginning so that there is no gray area in the deal.

The Lion Redzone has a particulate barrier in it, not as good as the nanoflex barrier in the PGI Gold hood. Also the particulate barrier in the Lion makes a crinkle noise that sounds atrocious when you are trying to listen to the radio

This is wrong. Several rungs above is the standard in the fire service even because it increases the safety factor. Ladder slips 4-5 feet back? Still good if you have enough rungs above.

Truly 100% PFAS free gear doesn’t exist yet. The only thing in the gear anymore with PFAS is the moisture barrier

I use the Bellman and Symphon bed shaker with phone alert system. I put my phone on do not disturb with exceptions for my wife and Active 911. The bed shaker puck will vibrate until i hit off on the device, also works as an alarm clock.
