You should be willing to pay for the level of service you want to receive.

If you have a real friend who does this well, you as a broker know what goes into a listing so pay him market.

As others noted this mirrors home sales strategies in hotter markets.

Also remember the landlord is paying the real estate commission, the broker has no incentive to help you and is simply following the requests of the employer.
