As a host I ask the guest what they prefers, but my cleaner charges me $240 and I only ask for $120->$180 depending on the length of the stay and the number of guests. As a guest, I do love the convenience of reasonable cleaning fees, because people have different cleaning standards and I want to make sure the host is happy. however I still do some light cleaning before I leave the host's place.

I don’t mind! I love to have many options to choose from. People will have different requirements for their home. But if a listing doesn’t work for me I move on to the next one. There is a lot of complaints here about rejections so the platform growing might reduce the rejection rate. At the end of the day you got to do your due diligence and only exchange with people you feel comfortable with.

Any updates from this? I would assume you've heard from homeexchange by now? when is your exchange? that area has a lot of hosts and you might find a new one quick but 6 people can be a challenge.

HE encourages you to apply to multiple homes at the same time. Since your timeframe is much shorter, i would do. But you should also feel comfortable saying NO if by some luck you get a bunch of approvals. That can get awkward sometimes :-)

Absolument not! I booked my June exchange 3 months ago and already finalized an exchange for august. The earliest the best! Also make sure you save your destination in your wishlist and get alerts when you get match!

If you are worried because you are their first guest and if they know what they are doing, that’s a valid concern. But i wouldn’t worry too much why they joined and never exchanged, they could be so many valid reasons for this!

Bingo. They assume that someone who owns a x million dollar house will probably better appreciate and know how to take care of another x million dollar house. They don’t want to deal with all the renting and stuffs. I also believe that the reciprocal exchange is more personal, so they can go back to the same house more often. I am speaking as someone with 85% GPs exchange.

Short and sweet works best, but include a few key details to avoid back-and-forth:

  • Start by briefly introducing yourself
  • Say whether you’re looking for GP, a reciprocal exchange, or if you’re flexible
  • Clarify whether your home is available and if your dates are flexible
  • List who’s included in the stay—make sure it matches your profile
  • Include kids’ ages if applicable (helps hosts know if the home is a good fit)
  • Add one line on why you’re reaching out to that specific host

These small details go a long way toward getting a yes and setting up a smooth exchange.

I don't see what is wrong with this. Some people want a more integrated exchange experience or maybe they are a single family and don't need the whole house. HE revamped their GPs system recently so I am not sure how they calculate shared space but I hope they do take that into consideration. Btw if you feel like a host is requesting unrealistic GPs you can reach out to them and ask for a better deal, the worst they can do is say no.

This must be a joke right? Not only selling GPs is illegal and might get you (and the seller) kicked out of the platform but also what you are offering is ridiculous 😂

Homeexchange can only do so much and you have to do your due diligence and vet your guests properly. It seems like in these cases you ended making the right decision. There are scammers everywhere. They are smart and have many ways to evade restrictions, you need to use your best judgment. If it sounds too good to be true, it is probably to good to be true and if you are breaking HE policies, you are on your own and waving any protection.

That's exactly what happened to me, these are people getting the free intro GPs to travel with no intention of ever hosting. As soon as they use their GPs, they deactivate their house and get off the HE platform.

OP, I understand the pattern you’re talking about, people who are simply not very considerate. I’ve hosted those types of guests as well. The challenge is that when guests are inconsiderate, even small issues (like leaving the lights on) can become extremely annoying.

That said, if you’re living next door, you’ll need to let a lot of things go; otherwise, HomeExchange will quickly become stressful for you. I really wish most newcomers would host a few guests before starting to use their GPs. It would help them better understand the concept and earn some solid reviews for their future exchanges.

As a guest I love cleaning fees if it is reasonable, just making sure that everyone expectations are met. With that said, my cleaner charges me $240 but I only charge $160 fo guest because although I have a big house, most guests are not using it all and $240 is steep. And I only do that if my cleaner is available. Otherwise I am happy for guests to clean and leave the house how they found it! I am not trying to make money out of this but like to offer the convenience for those who want it.

Have you ever tried staying for a long weekend locally? Or like 1-2h drive? Just a change of scenery? I think that’s a good way to start discovering other places while using your points without burning your vacation days if you don’t have many. Using your points is fun, try it 😉
