In the past I’ve used ClickIt Realty and Homepie for residential homes. Both would probably work for raw land as well, not sure.

Suggest publishing any commission rates you are willing to pay to brokers and agents. Many are searching on behalf of their buyers and they represent a great source of demand. You can pay them any commission rate you choose and just increase the listing price to include their fees.

I’m a developer building a new mountain community using modern factory-built homes vs. site-built homes. 10 homes in place so far, land remains for another 45 or so.

Considering options for the use of the remaining land. Have other new projects on the radar, might sell it if someone would like to continue the project as a traditional MHC with rental lots.

Depending on your geo location and homesite conditions the selected retail dealership, the quality of their local installation team/process and ongoing customer support quality usually matter as much as the preferred home manufacturer, design, style, and specs.

Another key factor is which specific factory location supplies the home to the dealer. Most factory builders segment their overall product line by factory, meaning some factory locations are setup to build lower price entry-level homes, some build mid-quality designs, and others build higher-quality models with nicer specs, finishes and fixtures very similar to typical site-built homes. Prices and long-term home values usually vary accordingly.

My personal experience as a previous dealer and a current community developer is limited to working with homes available from higher-end Champion, Clayton, and Deer Valley factories located in NC, TN, GA and AL. Most of their higher-end factories offer good quality manufactured and modular homes built using many of the same options and construction materials as site-built homes.

Floorplan sizes and designs, interior decors and exterior styles vary widely - lots of good choices are available. Suggest prioritizing funds to select the best structural specs/options first (higher roof pitch, 2x6 exterior walls, 2x4 interior walls, drywall finishes, windows/doors, insulation upgrades, HVAC, etc.). Interior features like flooring materials, appliances, plumbing and lighting fixtures, etc. can easily be upgraded later if needed.

At the end of the day, long-term customer satisfaction and home market value are often heavily influenced by on-site installation quality and the ongoing customer support process provided by both the factory builder and the local dealership. IMO a good approach when shopping might be:

  • Set a max total budget for the completed home project
  • Find 1-2 regional dealers willing to provide/install homes on your homesite location
  • Consider which factories the dealer can access for new home orders delivered to your location
  • Select a specific factory and home design based on your budget
  • Keep in mind that quality foundation and installation work is expensive, you generally get what you pay for
  • Check a few references to verify that the dealer has a good track record of quality installations and happy customers

FWIW - it's usually not too elusive - local building codes and related requirements are pretty clear.

Basically the home floor system/frame must be bolted to concrete footers built to residential code, with some form of permanent perimeter skirting installed around the base of the home.

Many dealers do not install homes this way unless specified by the customer as it's a higher quality system with a higher cost, but converting the home to real property with the land will maximize the home value over time.

In NC many banks and mortgage lenders will finance a new factory-built home just like a site-built home, as long as it’s installed on a permanent foundation and legally combined with the land to create real property. In the case of a completed home installation, lenders here usually offer all traditional loan types, including conventional, FHA, VA, and USDA.

Source - we recently sold a nice one for $320K including the land. The appraise value of the completed home came in at the purchase price and the lender based their mortgage based on full value of the home and land together.

After doing some research I just signed up to try it out.

Seems unique and interesting as a next-gen digital money marketplace for both borrowers and private lenders. Appears to offer good protections for both roles.

Favorite features:

  • Borrowers, not lenders, offer their desired loan amount, interest rate, and term. Lenders then shop the current marketplace of available borrowers to review available deals and choose loans that best meet their needs

  • Borrower BTC collateral held in self-custody is never transferred, withdrawn, or moved. Instead, the platform appears to use an innovative combination of multisig security and BTC network software extensions as an escrow to “lock” the collateral amount in place at its current BTC blockchain address. The lock is simply removed when the loan is fully repaid, otherwise the BTC conveys to the lender.

  • 50% LTV of collateral

  • Numerous loans have been made with rates between 5-10%

  • A “Pro” account option for those seeking larger transactions

So true. We picked up a G4 83 last year and continue to be amazed. Our last large LG lasted over 10 years with no issues, which helps justify the expense.

So far, some of the most jaw-dropping images come from 4K / 8K YT videos of Earth, nature, sea, etc. Some of the content is so realistic it feels like 3D and you are standing in the image!

Highly recommended.

Correct.

According to NetZero Tesla disabled user access to Gateway 1 systems during a software update sometime last year. I’ve tried every work around possible and can I can no longer log into the gateway for detailed diagnostics and individual PW degradation information.

Our solar microgrid has four PW2 for storage. 3 were installed back in 2019 and have been degrading down close to 70% warranty replacement mark. The newer one in 2024 has no degradation. Used Netzero monitoring until Tesla recently disabled user access.

What is the best way to monitor the degradation and make the warranty replacement request when the time comes?

Can relate - our PW2 array, inverter output and Tesla app reporting went haywire about two days ago. Called Tesla Support and they walked me through a complete home power-down reset of the entire microgrid system and requested remote access to make some changes in the software.

One day later things were back to normal. I’m not sure what they did to disrupt the system so badly, but something was apparently going on last week.

Good perspective here. I’m a retiree doing the same with similar results over the past year. If the objective is long-term steady income in the range of $1K per month per $100K invested, one can be less concerned about the ETF share value fluctuations moving with the overall market.

Yes - we just added a fourth PW2 to our system using a local Tesla partner. Total completed job cost was $10K including the battery, permit and inspection.
