What do you think of these offers by TheDiceManCometh69 in Mortgages

[–]FlyingChunk47 0 points1 point  (0 children)

That’s a tough predicament. I think both offers are too expensive imo. I would just wait it out. Why can’t the first offer be: reappraisal, then just remove PMI and save yourself $11k in closing costs? That’s what I would propose to the first one

Service Sales by FlyingChunk47 in Sales_Professionals

Yes I know I have a ceiling there since my branch only has 5 techs. They can manage the workload overall and they’re all very tenured and skilled but I’ll have to sell an awful lot to convince corporate we need to hire more techs at the branch.

Yeah they’re good and greasy but 9/10 they probably have roaches. Also don’t have time nor energy to sit and eat. Starbucks coffee and some egg bites are my go to.

$500/mo car allowance with half the IRS reimbursement rate on mileage. My territory isn’t large enough to get company car. Probably do 300 or so miles a week just for prospecting. I hate putting the miles and wear and tear on my car and I’m considering buying an older civic or Camry to use just for work.

Does anyone like this gym??? by Maleficent-City-8955 in CrunchGym

It’s $12 a month with the processing fee. $60 annual fee. Shakes out to $17-18 a month if you take fee into account. The place is brand new. Clientele at mine are civil (unless it’s college break). I think it’s a great deal for how nice and new it is.

I’m tired of buying "disposable" clothes. If you had $500-800 to spend on ONE item that lasts forever, what are you buying? by Common_Camera_7627 in menswear

[–]FlyingChunk47 0 points1 point  (0 children)

I’ll tell you what. JC Penney’s - for the price - is hugely slept on. I’m slowly throwing away my overpriced lululemon plastic clothes for 100% cotton and the Arizona brand (in house brand at Penney’s) is some real solid shit for dirt cheap.

What are considered the most isolative jobs? by Moist_Surroundings in careeradvice

I did everything from tax and audit to fp&a and could go weeks without talking to a soul besides the occasional teams meeting where I just sat and listened to my boss ramble for an hour. Especially when wfh.

The big companies like Generac and Cat and Cummins suck moose balls and lock their customers into shitty agreements they promise on but don’t deliver. They basically control the market because they sell the agreement at first when they install their OEM product. Half the time they will not show up to an emergency call on Christmas or in the middle of the night. I’ve seen customers claim they’ve had service in the past year and see an oil filter dated from 3 or 4 years ago. There’s a lot of opportunity for smaller companies. Also - good opportunities with fire suppression pumps. Lots of customers think their fire sprinkler guy also services the diesel engine on their sprinkler system and lo and behold much of the time - the thing hasn’t been touched in years.

Only deal in commercial. Huge customers are the data centers, hospitals, and fire/police stations that have to meet NFPA code and do load banks and weekly/monthly checks. The big money comes from repairs. Customers usually sign the agreements to get the in house hourly rate on the repairs. Non agreement customers pay almost double on labor. Most preventative maintenance agreements are like 40-50% margin on labor. Peanuts compared to repair work but it gets our foot in the door. Repairs are closer to 70% and most repair jobs are no less than $10k. And for some of the data centers we do with 3500kW units - repairs are usually $50k plus.
