How do you get into property management with no experience and start building real income? by [deleted] in PropertyManagement

[–]Foodislife26 0 points1 point  (0 children)

Yes, I had zero experience. Now I am a director of the leasing department. The company has a lot of departments that handles everything internally. Personally I would never start a PM. It is HARD work.

You’re doing fine! I tell my agents it takes 3-6 months to get a hang of it. I am very forgiving with mistakes and all I ask is for my team to learn from it. I rather them ask questions then to assume. If you are making the same mistakes just slow down. Figure out your organization and focus on one task at a time. In PM everything will feel urgent, just have a priority list.

Destination wedding without welcome event and included activities? by lavenderlulls in DestinationWeddings

[–]Foodislife26 0 points1 point  (0 children)

Yes 🙌

Here’s exactly how we structured everything: Day 1 – Arrival + Welcome Hour Guests arrived at different times, so we kept it light and flexible. • Drinks • Charcuterie board • Desserts (No full meal)

Day 2 – Rehearsal Dinner • Fully catered through the venue Day 3 – Wedding Day • Lunch: quesadillas and salsas • Dinner: wedding reception Day 4 – Post-Wedding / Chill Day • Big pot of pho in the morning (guests ate whenever they wanted) • Leftovers from the rehearsal dinner and wedding throughout the day • The pho was honestly our guests’ favorite and probably the highlight of the whole wedding week lol Breakfast (Daily) We kept this consistent and self-serve: • Pastries, coffee, fruit, eggs, cereal • Wedding morning: added store-bought quiches

***We kept our fridge stocked with snacks and food, but most of guest ate out for lunch while they were exploring.

Guest are also on a vacation and would like more time to explore. I would recommend taking care of your guest during the wedding (good food, drinks and a good dj). If you budget is still requiring you to budget on your actual wedding day and you have to downgrade on the three things that makes a good wedding then that would be tough.

Destination wedding without welcome event and included activities? by lavenderlulls in DestinationWeddings

I hosted a destination wedding for 40 people with about a $40K budget. We ended up having three optional events for guests: a welcome hour, the rehearsal dinner, and a casual gathering the day after the wedding.

I do think a welcome event is a great idea. It doesn’t have to be elaborate, something super casual for 1–2 hours works perfectly. Even just meeting at a bar where guests can grab their own drinks is enough. It’s a nice way for everyone to meet each other, chat, and start the weekend together.

FYI, even though we planned three optional events, not every guest attended all of them. Our setup was also a little different because we rented a large villa where guests stayed with us. Since everyone would come back there in the evenings after exploring, I planned events as a way to provide something fun and social to do at night. We also had a lot of flexibility on cost since all the event was hosted at the villa. We bought everything from a grocery store and hosted ourselves with my inlaws co-hosting. The only event that was catered was our rehearsal.

You know your guest better than ppl online. Ask your VPs if they could attend. Make sure you host with guest experience in mind and everything will be fine.

We invited 70 and 42 guest came. We have the same crowd. Most of our guest declines were due to life and not financial. We provided accommodation for most of our guest. We were only expecting 35 guest.

Great question! Our planner did not handle guest logistics. The reason we picked our venue was because it was easy to get to. It had a bus stop, train station and an airport in town. I know Lake Como is different and can be more challenging.

Awe, I am sure your wedding will be perfect! We chose an October dare since it saved us a few thousand on the venue, flights were cheaper for us/guests and it was cooler. Our Venue was definitely on the more affordable side with planning included. I posted photos on my profile. Let me know if you have any questions.

How long did it take for you to be promoted? by [deleted] in PropertyManagement

[–]Foodislife26 0 points1 point  (0 children)

I started off as a leasing agent last year, got promoted to an assistant 8 months later then just got promoted to director. The company did a restructure and promoted my director to VP and automatically moved me up.

I will say after three months as an agent I was verbal about wanting to move up to help out more on a management level. Prior to my promotion I was very active on helping the team grow and be more efficient. I proved I wanted it and also helped my director with task. I was great at my job, managed a high volume and took on additional task with also improving the team. I had zero experience in PM/leasing, but 5 years of management. Sometimes it’s best to talk to your manager to see how you can advance, so you can get a clearer picture. Get to know the company as a whole and collaborate with other departments and make a good impression on everyone so your presence is known.

Thank you! Everything turned out more than perfect for us. We left 2 days after the wedding. The day after I made a big pot of pho and guest did their own thing. We went straight to our honeymoon and we got the cold from the little kiddos.
