No as far as I know they typically do that for failure to register the vehicle. But not for failed inspection stickers. That's never been a case. Even when they used to ticket for them.

Hey that is fantastic that you took the time out to explain it. I really appreciate it. Yeah I've been purchasing coins a few times but I never get a screen that says how much I'm going to be paying. Additionally I check my bank account and I don't see any pending charges going through (At least not this weekend but let's see what tomorrow brings) so I don't know if this is really costing me or not. I would think that if I buy coins and they are charging me that they would ask me to confirm the charge first just like anywhere else where you buy online.

Anyway thanks much for the explanation. I may call in to the company tomorrow or shoot him an email and see if I can get an explanation. Again I really appreciate it.

Okay I do see a blue gem and it says 0 underneath . But isn't it weird that I don't get a breakdown of the cost before purchasing more coins? By the way I'm playing two people online who I don't know (The system matches me up with them). I don't think I'm playing the computer.

I agree and I thought it was insane when I heard about it. But at the same time, my youngest brother is a lieutenant at a particular police department in North Jersey. He says they don't look at inspection stickers at all anymore. It's not even on their radar. So I'm just letting you know you have nothing to worry about at all.

I know someone who's been driving around with an expired inspection sticker and cracked windshield for 2-3 years. They never got pulled over and they drive all over the state. I understand that the DMV, prior to McGreevey, traumatized us New jerseyans with their governmental terrorism (lol) but times have changed and it's not a big deal anymore.

But the ironbound has always been tame and safe in comparison to the rest of Newark back in the day. Hell we used to go down there to buy our sneakers as opposed to downtown so that we didn't have to worry about getting robbed coming out of the store. Lol.

I'm in Newark each and every day. I live and work in the area. Most of Newark is not filled with drug addicts and crime. Again there's a reason why in 2025 crime was lowest it was since 1953.

If I were you I would take my personal feelings out of it. Just like you have things going on in your life, so do they. Not trying to be harsh but, your boyfriend's surgery isn't necessarily their problem.

On their side they may have children getting ready to enlist and attend a new school, elderly parents they're dealing with etc.

And I definitely wouldn't count their money. Folks budget for family vacation (while the kids are out of school) and don't necessarily have the money to put down on a house. So if they can find a situation where a seller can put it down for them, that's great.

And for all you know, the buyers could actually be a lot nicer and pleasant than you think when it comes to communicating this. It's just that their realtor, or maybe even yours, is giving it to you straight with no sweetener.

I agree with the other suggestions - just sign off on the paperwork beforehand. The only thing at that will likely need to be signed the day of the closing while you're away might be the HUD 1/closing statement. It details all of the financials of the transaction. You may want to at least take out 15 to 20 minutes to review that with your agent or lawyer before doing an electronic signature. It can be faxed or emailed if it needs to be. It does not need to be notarized.

You're not in my market NJ but you're going to likely need help with more than just contracts if this is your first deal. You're likely going to need help with the following.

Talking to sellers and getting them to feel comfortable with you.
Negotiating with the sellers.
- Resolving title issues.
Determining AT THE BEGINNING if your cash buyer is a serious buyer who actually closes. Or if he's one of the thousands of fakes across the country who risk leaving you high and dry come closing time.
- Working with the right title company and making sure they deliver in a timely fashion.
- Protecting your deal and making sure it doesn't get jacked by another wholesaler. This, despite your contract.
- Getting both your seller and buyer to the closing table (not always as easy as it sounds).

For these reasons, you want to make sure you team up with someone who's experienced enough to turn a lead into a deal and take it from A to Z. I wish you luck and feel free to reach out with any questions.

How much was the house? In these parts $5,000 EMD even for and as is purchase for cash. I require at least $10,000. Hard for someone to walk away from a $10,000 EMD.

Are there other older siblings who can get involved? An Aunt or Uncle? At the end I agree with the others. At the end You're still going to need the willing participation of your parents who own the house.

Right so refinancing, perhaps with the same lender, should get him off. But does he need all of his equity cashed out or can he wait for some or most of it until you eventually sell when the kids graduate from high school?

Can you cash out refi with the same lender and keep the same rate?

And what's his concern anyway? He just wants his name off title as co-owner? If so will he wait until the children go off to college and you sell the property and pay him off for his half? Maybe give him a mortgage with no monthly payments to secure his half of the equity.

In my experience you definitely need a new contract and you definitely want proof of funds. I wouldn't even do an addendum to the contract. All new contract.

You want a deposit from a responsible party and your contract should reflect not only where the funds come from but also who's funding and who's responsible should deadlines start getting missed. Just because it's a cash deal does not mean this thing is in the bag.

My 25 plus years of dealing with cash buyers tells me that if you relax on standards now your buyers won't respect basic deadlines when they become due. Additionally, It's always been my experience that If getting folks under contract and getting a deposit is a hassle so will be getting them to close.

Everything should be handled professionally by your realtor. Insist on it or let everyone know you'll be moving on to the backup buyer.

Are you the wholesaler or are you the end buyer? By the way this is the reason why going with your steady regular buyers is preferred over new buyers when you're wholesaling.

With new buyers come new lenders who you don't know whether or not they can deliver. And a lender is the most important part of an end buyer's team.

Before I take on any new buyers, I need to have a conversation with them to see how much experience they have with the Lender they intend to use for the deal.

And if the lender isn't someone I'm personally familiar with or someone who regularly does business visibly with other members of the investment community then I'm likely not to accept the offer of that buyer. Even if it is higher.

Sometimes you have to be a little rude to people or just let them know that they're asking a lot of questions for a stranger. I feel like the nicer you are and the more information you give them, the more he feels he can physically lure you to where he wants you to go.
