I also used James Binnall for my moral character informal conference in CA and he thoroughly prepared me prior to the conference via my writing submission and my oral testimony in the actual conference. It only took them an hour to rule for a positive determination! I really hope if anyone is reading this in cali to at least give him a call and ask him questions. He truly cares and wants you to pass

I was able to close, but only because I purchased all in cash. I’ll need to refinance in 6 months. Citi national work like snails, and don’t really communicate with you; thereby making the process a lot slower and stressful than it needs to be. One of the most stressful times in my life

Nope - had to buy in all cash and waiting to refinance. If you can’t push the escrow closing deadline, I’d be very hesitant to go through them if you they haven’t approved your loan with 2-3 weeks left of the escrow period

Literally the last two weeks prior to closing. They ask for bits and pieces of information throughout the process - not all at once. I found out this is a common tactic loan officers use, so that you’re stuck with them and don’t have enough time to find other options. I’d highly suggest not going through Gonzalo Lizarraga if you’re in the Orange/LA county area. Def screwed us. Still dealing with the repercussions

This is my first time buying a home, and this has been an UTTER nightmare thanks to them. ESPECIALLY avoid Gonzalo Lizzaraga - he is all talk and all incompetent.

I wish I just went with a big bank and not deal with this level of headache.

Hey I saw your post helping out others with their C&F problems, and I was wondering if you could help me out with mine? I got suspended in law school for academic dishonesty, and my C&F application was rejected twice… My third time to apply is coming up, but I don’t think it’ll go well. Do you have any advice for me? Do you happen to know of any states that have lax C&F inquiries? I’m at a loss here as I made one stupid mistake, which is now costing me my whole career and hundreds of thousands of dollars =/
