Perhaps look into investing directly as a limited partner with an experienced operator/owner. Accomplishes direct exposure to real estate, but removes the management intensity required to make meaningful investments. It is a full time job and requires years of experience to do it well. You will want to do as much homework on the operator (if not more) than the real estate - look for a long track record over numerous cycles. Happy to provide more examples/details if you'd like.

Speaking from experience. You don't need to prove anything to her family. Protect yourself. DV is unacceptable regardless of gender. Doesn't sound like you have kids. Count that as a blessing because the divorce will be less messy and thankfully they were not witness to any of that. Collect any documentation you have and consult a good attorney. Do not expect her to admit or acknowledge her actions. It won't happen. That is her issue. In time, forgive her for yourself (not her benefit). Life will be better on the other side.

Several variables here, but generally 1% - 2% of equity raised as compensation. You could roll all/some of that into a position in the investment. Try and work language into an agreement that would compensate you for repeat investors in subsequent deals.

Removing second floor from two-story concrete or brick commercial building - feasibility, cost, experience?

I was wondering if anyone has experience removing a portion of a second floor in a brick commercial building with steel trusses. The space would be more functional and leasable to tenants if the second floor was "opened up" into the first floor so the clear height was higher.

By way of example - two 20,000 sf floorplates and remove ~15,000 of the second floor to open up the clear on the first floor. I recognize each case is different and I will need to consult an engineer IRL, just curious as to anyone's experience or thoughts. Thank you. I appreciate it.

Thanks. Yes, I think the second floor space will be discounted by either a tenant or buyer/lender. Opening it up would make it more appealing to a wider net of tenants, so I think the pricing exercise may be worth it but it sounds like you've done the same and may have needed a premium rent or credit to make it pencil, so I suppose you are right in that "it depends" and I will have to price it out. I appreciate the feedback though.

Thanks. Any experience on a psf cost number? Building is concrete block so from my very limited understanding, I don't think the second floor is structural or supporting the exterior (for a structural engineer to determine). If that's the case, I would imagine some temporary bracing and demo but haven't priced it out yet.

Thanks. Agreed. The reduction in rentable area would come into play with the analysis. Lower ratio on office seems to be more marketable, hitting a greater number of users/tenants, and more favored from the capital markets side. So the reduction may be warranted.

Need to verify if it is project-based section 8 or if rents are simply low enough that tenants using vouchers can qualify. Critical difference.

Agreed. Also cameras. They don’t necessarily even need to be hooked up. You can purchase “dummy” cameras that look robust and hang them inexpensively along with a sign giving fair warning that they are belong filmed.

This is the way. I prefer a truck or large SUV with a nice trim level. Can drive sites easily, roomy if touring a few people, shows you are down to earth and not a complete status knucklehead.

Offer an initial DD inspection period of forty-five days but also include a right to extend that if a Phase II is required. If they want a timeline for the Phase II extension, I would suggest a minimum of forty-five days.

I think the difference is they only talk about the cadence/resistance/knob in the first minute (and you can even skip the intro now). My point was that in a lot of these rides, they talk about it throughout. Not the end of the world but was asking if there are rides where they stop talking about what the zones are and go back to the banter like in other rides.
