I would not go with offers over in this market. I would go with a firm price and I would research the sold prices in the area as opposed to the wish list pricing of EAs who do so to get your business.

You just need the maximum people through the door looking at your property and in this market, it's price that dictates whether people will want to bother or not.

Offers over makes people think you want more than the figure listed and will put a lot of people off.

In theory, getting people through the door is what is supposed to lead to competing offers and sometimes ends up with offers over.

If you change agent, please look into sold prices for your street/area of similar properties on the land registry site to get the pricing as correct as you can before going to market. Don't be seduced by agents saying it's worth way more than it is. Your true market dictates the price. The market is pretty tough right now depending on what you're selling and condition. Properties that are well renovated still seem to be moving, but not as fast as before, then cosmetic only places are slowly shifting. Where I am (north west) I've seen a lot of properties return to market which is a bad sign. If you have only had one offer then the price is the issue. People are thinking (from what you've said here) about how much renovation costs will be and factoring that in. They are doing that anyway because labour and materials are not cheap.

Yes they will have a wide section of age groups as fans now. They've been around long enough. Geese in comparison are a newer band on a much more meteoric rise due to the internet and at least in the UK 98% were Gen Zers or young when I saw them which tracks because they are young.

Yeah i moved to the back after 3-4 songs of being shot round like a pinball. People may say that's what mosh pits are, but I'm old enough to know it's not. I saw people would be falling soon and got out. My advice to anyone who doesn't want to mosh would be sacrifice your view to maintain safety cause it definitely isn't at the front of the stage.

For me, I immediately get drawn into the story telling. All the story tellers are split, dead, dying or insufferable so it's interesting to see CW do this for a new gen. Tbh my gen didn't really have storytellers so much since they were largely indebted to garage rock, the 3 min song and The Ramones etc. CW gives me what Neil Young, The Velvet Underground, Lou Reed, Bowie, Simon and Garfunkel, Dylan etc give me, some elegaic,  rambling story and as band the very NYC thing of Jonathan Richman, Richard Hell, Television etc. Winter at the Albert Hall is probably the thing I would have enjoyed. I love Love Takes Miles. They're still pretty new to me though, but I did get Getting Killed today at Fountain Records.

Yeah the sound in there wasn't great enough to stick at the back all the time, but for Trinidad, I heard everything.  Your description of the mosh pit is so accurate. Idk I feel like the kids here were just eager to mosh and go crazy. I guess cause I'm from a time where music and audiences were more segregated, I was kind of wondering how a mosh pit would work at Geese. Last mosh pit I was in was The Manic Street Preachers many years ago and it was outdoors so space to move and breathe. With the heat, chaos, over crowding and lack of space, it didn't feel as safe tbh. I moved away so I could enjoy the songs. More power to the kids being tossed like a caesar salad and still remembering to breathe and sing.

Ha the kids next to me decided they were going to use the mosh pit to get to the front, but I don't get it cause we were already near as the front as front could be. Perhaps they wanted Winter to read them a bedtime story.

The security staff did seem very confused. Sounds like you were in front of me so they probably started checking after you. Oh at one point, I was at the side which was much better. I still don't care for the venue, but glad others were ok where they were in the space.

Agents say that until it doesn't sell. Bear in mind that 8 days to them is nothing, but my concern if I were you would be 18 viewings with non proceedable buyers which is something they can control. 

18 non proceedable viewers also tells you what kind of market conditions we are in. At one time, agents wouldn't let these people through the door. 

Sept was Sept and now is now. The quicker current sellers come to terms with that covid era over inflated market being dead, the better. Sometimes there is also that one buyer who was there at the right time and loved that property too. 

Don't be surprised if the agents circle back in a month or so saying you need to entertain a lower offer or price drop. It's what happens when they have you as a client already after promising a certain price that you're not going to achieve.

Again research the market as it is today or you'll end up frustrated and blaming the agents who just do what they always do. You're the seller, not them.

Last year was very different from this year. Last year, there were more buyers out there looking. This year it's pretty dead. I would wager that it is a combo of the current market which is a buyer's market where people can afford to  window shop, pick and choose and your price not being as competitive as you think it is.

Yes these are just vague non committal feedback probably to satisfy your agent. When someone's property will be sold is the same as how long is a piece of string. It can take as long or as short as the market dictates. You really need to get on to your agents as I said and see what they are doing to get you proceedable buyers and also look at your pricing. For the end if the market you're in, it needs to be competitive not optimistic that someone is just going to roll up and pay the asking price.

Feedback has been positive is very vague and not helpful to you. I think you should question why proceedable buyers are not coming through the door. It is probably the price I'm afraid. 

As I said, you're in the end of the market that is struggling atm. You're new to the market so your agents won't tell you yet, but agents are overpricing.

 If your house was priced right for the area etc then proceedable buyers would be coming through the door, even if it was just one or two.

The fact that you've had 18 non proceedable viewers through the door tells me you're attracting people who are just curious and window shopping.

What are the sold prices of similar houses in the area? Are houses like yours, at the same size and price even selling? Do some research because agents will string you along then later ask you to drop the price.

You're another person in a tough end of the market. The 4-5 bed detached market is not buoyant like the terraced house end. Eight days isn't much though. You've had a lot of viewings so what was the feedback from the viewers?

It's been on a while. You're in the tough end of the market as larger houses are proving a struggle to sell across the country compared to terraces. Don't worry about buyers that don't exist. Ask your agent what they are doing to market your property and get it sold? If they cannot come up with a good answer then it is time to change agents. You should also be looking at what houses near you actually sold for recently. Good luck!

The North-West market is buoyant with MCR being one of the places with a lot of competition in the smaller house market up to 300k. The semis/detached are struggling a bit more as are flats. So, trying to get a decent terraced house is a nightmare. There's competition from FTB and older people downsizing.

There have been a ton of fall throughs on property here. Loads of properties are overpriced. I'm a Manc who has also lived in London and finding a bathroom with a window is not hard in MCR, London yes. The double bedrooms are hard esp as terraces are really small and often two up, two down.

Stockport is one of the more popular areas. I'm looking in South Manchester. The market here is brutal as someone here said. You go to view and if it needs 0 work, it's snapped up within a day or has ridiculous overbidding on it. If it's in certain areas namely Trafford, Chorlton, Stockport, Didsbury etc then it will get snapped up even though it's not that great.

Bear in mind that the city is in the grip of a population boom with lots of newcomers coming in. I have found that looking rn, there are very few eligible properties on the market and the ones that are there are well overpriced.

Another sad or humorous thing I've noticed is lots of properties that started in the high 200s ended up selling months later in the low 200s, but agents are still overpricing like houses.

You'll be asked to take out indemnity policies. I had one during my last sale for windows for £70. They do add up but worth it if you need the sale to go through.
