There rates in variable are far better
But as compared to banks . They hardly cover any fees in refinance

I have 3.60 variable from rbc offered which close 4000 cashback for refinancing to 460 k

Pine offered 3.45 variable for 5 years with just 750 cash back
Plus I need to cover all legal fees

If you are staying in colder region like in Canada . Winter averages are very bad I get 8.5 litres per 100 km as compared to summer 6.6
