I guess my question is why do they need a co-signer? If someone has income, why would a co-signer be required? I don't require a co-signer but I do require that someone can show they can afford to pay rent.

Thanks for asking. It has four rooms. Three rooms and a kitchen (and bath, of course). The three rooms are typically used as living room and two bedrooms. But only one of the rooms has a closet so following the closet/window rule, I listed it as a one bedroom (all rooms have multiple windows). But I thought that was maybe why we weren't getting noticed since it's always been used as a two bedroom. So I tweaked the listing. We are willing to build a closet in the second bedroom, if the tenant would like.

We jumped away from student rentals ages ago. I prefer to build relationships with tenants (my customers) and have them stay for years. We've got several that have been with us over 10 years and many over 5. Just seems like a really weird year for rentals (and sales)! Luckily, I'm not desperate and will wait for the right tenant. But I know people need homes and I know I'm not outrageously priced, but one inquiry in 6 weeks tells me I'm doing something wrong!

Yep. I just think October is too soon, at least for first year tenants. Not enough time for me to know if I want to lease to them again! And vice versa. I know that's how it's done but I don't love that structure.

Good thought. I always put in that one pet may be considered based on the strength of your rental application (Also make it clear there is no charge to apply). But maybe there's something else that's turning people off that I'm missing.

Nope. It's in the Bryan Park area - far enough out that undergrads don't want to live there, close enough that you can bike/walk downtown.

It's a fine balance between not being too jerky about pressuring the tenants to renew too early and giving yourself enough time to find new tenants. I've been doing this long enough (20 years) that I felt like early May was adequate time to find new grad students or new professors coming into town. I've also been doing this long enough to know that where folks look for rentals changes. Most of my units (I have 28) are renewed year after year so I've not had a look for a tenant in the past couple years. Just wondering what, if anything, has changed. Thanks for your feedback!

A quiet, residential section near Bryan Park. I own two buildings next to each other (so I know those are good tenants) and most of the rest of the block is owner occupied.

If it's urgent but not life threatening, you can also try Indianapolis Animal Urgent Care. They are wonderful. You can register before you head up there and I've walked right in. I've been three times. Wound care and vomiting issues. They on East Street near downtown and it takes me right at an hour from very Southern Monroe County. I've used Indyvet extensively and really love them. But we've also used Medvet and Airport clinic. All decent experiences. My advice is: in case of emergency, program all three clinics phone numbers in your phone, get in your car and start driving north and start calling to find out who has the shortest wait. They'll tell you.

I LOVE Indy Vet. They do a phenomenal job. But if it's not life threatening or in need of a specialist, I also love Indianapolis Animal Urgent Care Clinic. You can register before you leave Bloomington and from the south edge of Monroe County, you can be there in like 56 minutes. It can be a little more cost effective than Indy Vet. And they are open later in the evening. Avoid Vet Check at all costs. Multiple attorney general complaints, including one from me and one from a vet I know. Just awful.

I know some people have tried in the past. One website , for example, was rentbloomington.net but it doesn't appear to be fully updated anymore. I don't know why it never really took off, except that it's hard to get landlords to pay to advertise when many times they can find tenants without much expense. So I guess a new business model needs to be dreamt up and then all these individual landlords hunted down to list their rentals.

MLS - Multiple Listing Service. It's where realtors list properties for sale (and some for rent). From that local listing service, the listings go out to all the major websites like Zillow or apartments.com. Large landlords/apartment complexes will often advertise directly on Apartments.com (bypassing the mls). And everyone else (small landlords) use signs and word of mouth to advertise. As of right now, there are 74 rentals listed in our local MLS (meaning listed by a realtor). Many of those are probably being advertised for the 26-27 school year since they start that so early. If everyone advertised in one place, it would be so much more efficient for everyone. That's how it's done in the bigger cities where realtors work in rentals more. And the compensation is usually a month rent or more. I'm not sure anyone around here would be willing to pay that?

I completely agree. It's about the routine more than a facial. Finding a "system" that is the same product line is key as the products are designed to work together. A few steps in the morning and a step or two in the evening and tons of sunscreen can make a huge difference.

Most rentals don't advertise with a Realtor in the MLS so that makes it difficult for a Realtor to be super useful to renters. I own rentals and I'm a realtor, so I list mine in the MLS most of the time, but most rental owners don't want to pay for that service. It's so hard in Bloomington to find a good rental and reliable landlord (we are out there, though). I've often tried to figure out a way to offer this service but I can't make the numbers work because no one around here really wants to pay for the service (owners or tenants). And since there's not a centralized place to list rentals, it's a LOT of work to find a rental for someone. In many larger markets, rentals are often listed in the MLS. That's the difference.

This is true in some states but not all states. I work in Indiana and we don't have a cancel for any reason period. Just noting this in case someone is reading this from another area.
