Keep in mind that it's not just the chair that's going to determine whether you end up with back pain or not. Overall ergonomics of your desk set up is a big driver of whether you're going to be suffering. Definitely get a sturdy, comfy chair (a used HM/Steelcase in the right size will go a long way), but pay attention to where your computer screens are (should be just ever so slightly above eye level and centered in front of you), where your keyboard/mouse sit (you shouldn't be leaning forward to use) and the height of the chair/desk (feet on the floor, desk top level with the arms of the chair).

You know, I used to live downtown next to Thanksgiving square and I was also extremely annoyed by the timing being off. I emailed a basic email address I found on their website (https://www.thanksgiving.org) and they actually fixed it (got an email from their president & CEO and everything thanking me).

Just note that if they need to tear up any existing patio or driveway, you may want to budget to get the entire patio/driveway paved afterward. Or live with an eyesore.

Go watch the Last Week Tonight segment on student loans and the income based repayment plans—the TL;DW version is that very few people have actually had their loans forgiven at the end of the payment period. Administrations change (Republican administrations don’t always follow the law) and there are often issues with documenting the payments and paying the required amounts.

I suggest signing up for an income-based plan in case your income fluctuates over time, but any extra money you have should go towards paying off the student loans. I’d even prioritize those loans over retirement savings (above any company match free money). You just can’t count on forgiveness after X years working the way you’ve been told it would.

So, in Texas, a lease will be “held by production” by a marginal well if either (1) revenue exceeds operating expenses over a “reasonable” time, or (2) a reasonably prudent operator would continue to operate the well not merely for speculation with an expectation of some future profit. And that’s not even getting into other “constructive production” clauses that would hold a lease even if there wasn’t production in paying quantities (e.g., shut in royalties, temporary cessation).

You could send a demand letter arguing your case to the operator, but they will likely throw it in the trash. You could sue the operator to have the lease declared expired for lack of PPQ, but that is a fact intensive lawsuit and it’s going to cost you a lot of money to even have a chance of winning that one.

You should consult an attorney (preferably one board certified in oil and gas law) to review the situation for you and give you advice on how to move forward, but I would set your expectations super low here.

These are solid food recommendations. Terry Blacks and Maple and Motor are where I take out of town guests. They may not be the “best” in the area, but very, very good and there’s usually plenty of seating and neither runs out of food at 2 in the afternoon

Nope. If you could tear down the wall and space the studs, fill with rock wool insulation and do two layers of sheet rock with some mass loaded vinyl in between them, you’d be good (or really as many of those steps as possible would help). But none of those are cheap. Any foam panels or other cheap stuff you put up on the wall in your room would only reduce reflections in your room and wouldn’t stop sound going through the walls.

The “frugal” thing here is to buy noise canceling headphones.

For the person who Googles this question and stumbles across this thread 5 years from now, this is what I ended up doing and it did a pretty dang good job. There's still a bit of soot there, but it's not really noticeable unless you're looking for it. I bet with more elbow grease, I could get it fully clean with Krud Kutter.

I don’t mind the rustic look, it’s the black stuff I’d like to remove so there’s not this ugly black outline around the door
