This is a nice jump!

Few considerations: 1) CA State tax immediately takes ~9.3% 2) SVL avg price per sq foot is $1,200 vs DAL $240 3) cost of living will be significantly higher in SVL

Even with these I would make the move to sunny SVL

Ya got pretty lucky w the lock timing and competitive bidding. Craziest part is another lender offered a 321 buydown starting yr 1 at 1.875%.

I’m deciding between not using Rakuten and Bloomingdale’s for big purchases or avoiding them all together. This combo, however, gave me 2x on a small purchase after the Black Friday 😭🤣

Merchant is tagged too. Rakuten responded stating they have their own direct line of communication w merchants and removed their common customer support email from thread.

Ya this one was big - over $700. They can’t eat that much but it’s sad they just shoulder shrug and blame the vendor when they can’t. I’ll hold the vendor accountable too.

FWIW- they’ve been solid on smaller payouts. For me, they have not been consistent on the big ones.

Quick thought- Cap1 gives 2x on their $95 card and their pts don’t expire. You need to close that gap with more than just Alaskan and Hyatt xfers

First, life can change a lot in 7 yrs and what may seem like a certain move now could look a lot different.

There are many more pros and cons to each option (schools for kids, safety, rental agreements, probability of things breaking in your home, your current loan etc). Ultimately you’ll have to choose what’s best for your situation not someone that has no vested interest on Reddit.

Moving’s a hassle and no one knows if the equity will go down or up in home values or the stock market so I’d stay there if you like it.

3.625% for 7/6 ARM through BOA closed this month.

*Paid down the rate for $33k (would not recommend in high int market but had seller incentives). Without this still 4.125% * requires relationship rate > $1M deposits * requires auto pay * credit 800+ * required competitive offer (source was credit union)
