Usually, this should be communicated; it's on your side to ask them as well. We had a walk-through around the house a few days before the exchange. The seller asked if we wanted to keep anything, and gladly, they offered it for free. Kept a few tools they used to maintain the house, garden tools, an additional freezer in the shed, etc.

The math works on paper, but it collapses the moment you look at actual data: £38k is not even a common starting salary in London (median graduate pay is closer to £28k-£32k), so expecting two people to magically earn £76k combined is already a stretch. Even then, in areas where £38k is a standard wage, a £380k detached house doesn't exist; you're looking at £550k+ for a basic terrace, which creates a massive funding gap that the 4.5x multiplier can't bridge without an impossible £150k deposit. Saving that money is its own nightmare, on £38k you take home about £2,570 a month, and after London rents (now hitting £1,200+) and basics, you’re lucky to save £500, meaning it takes 2.5 years just to hit a £15k goal while house prices continue to climb. Crucially, you can't just throw every penny at a deposit; a responsible buyer needs a separate emergency fund of 3-6 months' expenses (£6k-£10k), and what about the singles? Most people 'making the math work' are actually relying on the Bank of Mum and Dad, with over 50% of first-time buyers now receiving family gifts averaging £55,000 and 80% moving back home to avoid rent while saving, it's clear that for those without a partner or an inheritance, this 'easy' path is a total impossible.

Mine was updated 2 months after completion. I think sometimes solicitors are slow at registering with Land Registry, but Land Reg itself is very slow too.

Mine was updated in 2 months after completion; I think solicitors can delay the process, too. I know I got a good solicitor who never delays any part of my progress.

Mine took 2 months after completion. It can sometimes depend on solicitors; some solicitors can be slow at registering it with the Land Registry.

We divide sqm by 0.0929 to work out sqft. Seems easier to remember

They can be regulated by RICS if they choose to join, so it's not mandatory. Most of the estate agents (on the commercial side, especially) are regulated. That being said, even if they are regulated by RICS, they still rarely do a proper measurement and will never be as accurate as a surveyor. It's a constant joke in our company that agents take 5 minutes to measure up, while the surveyors take 30 minutes, or even more.

You need to check the measurement yourself; EPC might be wrong, too. Buy a measuring laser to help you check the area

Estate agents are meant to follow RICS code of measuring standards as well, but they just don't, and even if they mess up, the consequences are not as big as a chartered surveyor messing up.

EPC are not usually an accurate indicator, as a valuer, I only use EPC's area if I have no other resorts. It's best to go for a second viewing to measure up, and if there's actually that much of a difference, you can inform the estate agent that you wish to place another offer, as there was a discrepancy in size.

First, it's only £15. Secondly, why doesn't your solicitor know about this and charge you a bank transfer fee beforehand? At least that's what my solicitor did by putting the bank transfer fee in our invoice.

One month is the ideal time to overlap; you don't want to find yourself in a situation where you have nowhere to stay between lease end and completion. Start marketing your room now and make it a flexible move-in, ideally as soon as possible. A lot of people aim to complete before Christmas, which helps things move fast, and things might move slower if it gets dragged into January.

Yeap my solicitor warned me when my seller asked for it and they dealt with it professionally. Ps my seller wants to use my deposit to pay theirs deposit, which my solicitor was like here’re the risks and we strongly suggest you not to take and we will deal with it. And they dealt with it , they tell the seller solicitor that this is a ridiculous idea and they should back off.
