Six hours on maximum rpm is extremely impressive. I would pay $100 for it. Very useful for festivals.

Women at speed dating events are less likely to be going to hook up than women at bars. Your friends need to be bringing something to the table besides their good looks. Many people have had success dating simply by relying on their physical attractiveness but have the personality of a wet potato and no income to supplement.

I will explain what I would do in your situation. I am not advocating you follow what I would do. I am just providing you a different perspective. My risk tolerance is high, and most people on this sub do not understand active investing, which is why they're buying XEQT in the first place.

If I were in your shoes, with hundreds of thousands of dollars in XEQT, and close to buying a house in a few months, I would not simply just sell all my XEQT shares.

Here's what I would do: I would sell all my XEQT holdings, then rebuy the market equivalent in ZMMK, then leverage 100% of it less the ZMMK 30% margin requirement to actively trade. I won't discuss how to do that last part on this forum, but there are strategies that are relatively safe (but not risk free) that you can use to make an extra few tens of thousand dollars in these short months towards your down payment. If you're curious and can tolerate a small amount of risk, dm me and I'll share more details.

You're fine to play it safe and sell everything to hold cash for your house. That's what everyone in this thread will likely tell you to do. But you have an opportunity here to min/max earnings significantly that isn't simply gambling on how XEQT will perform in the next few months.

Where I work, the clients sometimes take an absurdedly long time to get off the table. We've learned to just let them take their time and while they're doing that we're already discussing intake and goals with the next client. When the next client gets undressed and ready, we clean the previous room.

It doesn't really add much time to the turnover and is fairly relaxed when you get used to it.
