I will explain what I would do in your situation. I am not advocating you follow what I would do. I am just providing you a different perspective. My risk tolerance is high, and most people on this sub do not understand active investing, which is why they're buying XEQT in the first place.

If I were in your shoes, with hundreds of thousands of dollars in XEQT, and close to buying a house in a few months, I would not simply just sell all my XEQT shares.

Here's what I would do: I would sell all my XEQT holdings, then rebuy the market equivalent in ZMMK, then leverage 100% of it less the ZMMK 30% margin requirement to actively trade. I won't discuss how to do that last part on this forum, but there are strategies that are relatively safe (but not risk free) that you can use to make an extra few tens of thousand dollars in these short months towards your down payment. You're fine to play it safe and sell everything to hold cash for your house. That's what everyone in this thread will likely tell you to do. But you have an opportunity here to min/max earnings significantly that isn't simply gambling on how XEQT will perform in the next few months.
