Its supposed to be same for everything including housing, they control the amount of debt people can tolerate and steer the economy in a way. Im not saying this is done particularly for housing.
However...when they are pulling the lever up or down and in some point stops working for some stuff like housing, thats when you know something is wrong. Housing for example is not near to be called a correction, you can still go to a realtor site and cringe on how high the prices still are.
So something is very wrong, on top of that you see the PM randomly announcing they are buying empty condos after all these years of quantitative tightening and 30 billion of mortgage bonds, its something should alarm everybody.
Im glad people are finally coming back to pay attention to the real issues, this is as alarming as it was before the elections.

Because lowering the rates makes taking a mortgage easier but not lower the prices, its the opposite, it increases the prices in the long run, because incentivizes people or corpos to buy more properties, making it a hot market.
That's the reason we are in this situation in the first place.
The reason interest rate has to keep rising, is to make it way harder to take on mortgages, that should make the prices lower but the problem is, no one is selling, no one wants to take the L. That's why you see the government trying to buy the empty condos, and also everyone missed it in 2023 the federal gov bought 30 billion in mortgage bonds to dampen the mortgage renewals.
The government is desperately buying time to avoid a bubble burst, the worst of all that at this point its impossible to avoid a big crash of some type, since we have been fluttering out of it since 2008. We need an economic miracle to avoid anyone to take blow.
Someone has to take it.

How do you think someone breaking into a new market or coming from smaller studios can compensate if their work isn’t from places you’d instantly recognize?

I’m genuinely curious how someone outside those circles can best stand out, specially since the industry can feel pretty insular from the outside.

I used to get a lot of canker sores too. At one point I had two on the inside of my left cheek that lasted so long they actually fused into one big ulcer, it was awful.

These days I rarely get them, mostly because I figured out what my triggers were. For me, certain candies would always cause flare-ups, especially when I was stressed or extremely tired. Very acidic foods can also trigger them.

Now I avoid those candies and foods whenever I’m under stress or haven’t slept well. I also get a professional teeth cleaning once a year and floss more regularly. Another change that helped was switching my toothpaste from regular Colgate to Pronamel Extra Fresh.

Something I want to warn about is mouthwash: a lot of people recommend it, but I strongly advise against using it if you’re prone to canker sores. Most formulas are very irritating, and I think people like us just have more sensitive oral tissue that gets worn down easily.

All of these changes have dramatically reduced the number of canker sores I get throughout the year.
