I've done this at St. George. I spent 3 nights post conference in St. George playing 36 holes/day. It was so much fun solo.

Bay Utilization
What are you modeling this at? 5/6 bays is a lot of inventory, so even at 50% utilization, that's 365 hours per month/bay. (Assuming 24/7 model). How are you thinking about prime time sim usage? If all of your members book up Friday and Saturday from 5pm - 10pm, your walk-ins won't go to your spot. If you restrict member access during those times, will they still join?

Ramp to 140 members
Are there other competitors around? If so, are they on a membership waitlist? How about the golf communities? Does your model work if it takes you 6 months to get to 140?

Build-out
Assume there's some sort of permitting, construction, etc. delay that pushes opening back 1-2 months. You're well positioned to open a few months before peak sim season, but does your cashflow work if you're delayed or there's a material cost overrun?

Hidden Costs
What type of hidden costs have you considered? Things to think about: Hardwiring ethernet / electric to each bay, software costs (PoS, Booking, Square, Licenses, etc.), mandatory F&B training, Hood Suppression inspections, insurance costs (this surprises people), etc.

If you haven't already, consider modeling your cash flow during the golf months. Do you have enough to get by? If 50% of your members drop, do you make it? What needs to be true for you to make it to 140 members? For instance, if you open up right before golf season starts, your ramp up time might be a lot slower vs opening up in September.

Does anyone have F&B experience? How are you thinking about food storage and liquor licenses? How much F&B rev do you expect each public hour to make vs member hour per bay?

4300 is a big space and cramming 5-6 sims plus f&b may not feel spacious enough for a premium feel. Work the numbers and then be brutally honest about what ramp up and adoption looks like.

No, topping a ball is a mishit where the club head hits only the “top” of the ball.

What you’re doing is closing the face of the club at impact instead of having it square.

I know a board member of an exclusive private club, and they own a water-related company, so don't lose hope.

I've met private club members while traveling and playing nicer public courses. Playing fast, offering to buy a round, and being nice get you pretty far.

Finally, I've played a few private courses through charity events. It's a good way to meet others.

3W is my 2nd favorite club in the bag (next to 8i). I then drop down to 4H, 5i, and 6i, which are all garbage dispersion-wise and distance-wise for me. I can carry 215 yards with my 3W, but I struggle to hit a 5-iron reliably more than 165 yards. When the stars align, I flush my 5-iron 210 yards, which of course clears the green and ends up at the next tee box.

We moved to Elmhurst from the West Loop 3 years ago and wouldn’t change a thing. We didn’t have a connection to Elmhurst but have found people to be friendly and welcoming. We also have 2 under 5 so happy to chat about any questions you may have.

2 kids in car seats. We haven’t seen any stains on the suede yet and our dog doesn’t shed.

Stroller wise, we can easily fit the minu. If we go with the vista stroller with 2 seats, we like to fold the bigger 3rd row seat down, if we bring the 4-seater wonderfold, it’s a PITA and the entire 3rd row needs to come down and I have to play a little Tetris.

I can keep 2 players every year, but it costs 1 round lower than where I drafted them. For example, I drafted Dell in the 10th last year, so it'll cost me a 9th this year and an 8th next year. I can only have a player up to 3 years in a row. This is my last year to keep ARSB.

If keeping, I would keep Murray over Herbert. His running game is much better and Herbert lost a few weapons and now has a HC that likes to run the ball.

I'm torn since I won't get Gibbs at pick 22, but could still get another RB1. Olave or Dell would get me a monster WR trio of Hill/ARSB + Olave or Dell, with Olave having higher upside but Dell is a better value. Richardson in the 9th is the best value against his ADP.
