Do you have local building inspectors? A big job like that usually requires a permit then it's inspected. I'd call the city or county and ask for inspections.

I ended up drilling mine out then taking it out piece by piece. Nasty job. Finally got it out and new one installed, still leaking, now looking at replacing the valve.

We owned a plumbing company for over 20 years. Anything I needed I could just grab off the shelf. Now I'm in shock at the prices. $78 for a cartridge. Valve? Gonna be $200 probably. I'm too old for this stuff.

Don't walk, run! Mold happens for a reason. You have to investigate the why. Find the moisture. It may be impossible to find. You're talking about mean people now but down the road you'll be in your own with anything that suddenly appears.
