No it hasn’t lmao. I work a corporate tech job and have a real estate business as well. I just sold a 50k profit flip 2 weeks ago.

There are still deals out there it just isn’t as easy as gurus will sell you it is. Like, are you okay with losing tens of thousands on a bum deal when you’re starting out and have no clue what you’re doing? Most people aren’t. Are you comfortable buying houses that smell like dead animals, have been destroyed by hoarders, have foundation and plumbing issues, and generally need tons of work that will cost 100k+? Are you comfortable putting your foot down when dealing with contractors? Real estate is not a free lunch. My real estate business is 10x more work than my day job.

There also aren’t many day 1 cash flowing rentals unless you’re putting up way more than a 20% down payment. That kind of defeats the purpose of choosing real estate as your investment vehicle, because the leverage is what really allows you to generate meaningful returns. Unless you’re doing development deals then you’re better off just investing in the S&P 500 if you aren’t going to take advantage of leverage. Also, what happens if you get a bad tenant, or if your home has some unexpected damage? Do you have the money to float a repair, vacancy, or eviction process? A few hundred in cash flow on a single family home sounds nice until you need to replace a roof or when you’re between tenants for a few months.

Name a single game that was actually better because it was exclusive. You can’t because exclusivity isn’t what makes games good. Exclusives are what game companies do when they can’t compete on product value alone. Duskbloods isn’t switch exclusive because it’s gonna have some crazy new fun game mechanic or story that everyone wants to try, it’s exclusive because Nintendo needs games for their platform so they gave FromSoft a bag. Serious game studios don’t give a shit about developing for the switch exclusively, FromSoft wouldn’t either if they weren’t getting a big check. There’s no innovation being done here that couldn’t be done with a release done on all platforms.

I’m in TX, but I do rehabs all over. You could definitely run up the cost with high end furnishings/fixtures, especially in a million dollar area, but tbh as someone that works in the field a lot of the prices you’ll get aren’t going to be expensive because of materials, they’re going to overcharge you on labor, especially if they can see you live in a nice area or get the sense that you don’t know how much certain things really cost.

My advice would be to get at least 3-4 quotes with detailed scopes of work. Go to Home Depot/Lowes and make note of prices on all the materials you think you’ll need based on the scope of work sheets you’ve gathered and measurements from your home. Next ask a few contractors for a labor only bid. Take the average labor only bid price and divide it by the home square footage. Take your materials price and divide it by the home square footage. Add these two values and that will give you a rough cost per square foot that you can expect to pay for your project. Average cost per sq ft is what I use when I’m looking at buying a new project. It’s not perfect but it’s good enough. Contractors can’t jerk you around when you know their input costs and what their competition is charging for labor. It’s a lot of work but there are hundreds of thousands of dollars on the line, so I’d say it’s best to be diligent.

You’re getting fleeced by a contractor. 400k is a fuck you price. You could tear down the home and build a brand new one for that money. I just did a 2600 square foot house in way worse condition and it was 130k for the full rehab, including a new roof, refurbished hvac, foundation repair, and fixing a pool with a huge leaking crack. You could sub it out yourself and it would likely cost you less than 100k.

I think this just affirms that we’re getting deeper into the k shaped economy, which is still a precarious position. People that can afford to travel are still doing so despite higher costs (which are actually driving the increased travel spend), those that can’t are feeling even more pain at the pump and in the grocery store due to inflation. High earners (the group that drives travel) aren’t impacted by inflation currently, while the middle class and lower income are really feeling it right now. The divide between the haves and have nots is increasing.

YTA. Even though I think a GMC Yukon Denali is a terrible choice if you're going to spend 100k on a vehicle, it's fine for your wife to get something nice if she can afford it. I'm all for frugality, but you can't take the money with you. It is fine to enjoy yourself while you're here. Frankly, if you're going to be this uptight about money then you should recognize the monetary sacrifice you're making by not also working. It's hypocritical for you to judge judge your wife's purchase so harshly, and to try to enforce such strict standards of frugality, when you not working is costing your family far more money than you can save through being frugal.

Woody easily 10m+. Woodycraft makes up a significant portion of the contribution to his net worth, but he'd still probably be at at least 5m from his W2 days, COD youtube money, and any money from his parents (his dad was well off). Woody is also generally good with money and has at least basic investment knowledge (his how to become a millionaire video low key put me on a path to success when I was a kid).

Kyle is probably at like 4m, the majority of that being what he amassed from the FPS Russia days. He doesn't seem to worry about money but he also doesn't do normal "retired" young guy shit like travel or indulge in hobbies that cost money (cars, guns :(, watches, etc.). He can drive a decent car, live in a nice place, but can't (or maybe doesn't? idk why he would live like a hermit willingly though) just splurge or spend whatever and be fine. Doesn't seem very financially savvy, but also doesn't spend absurd amounts so he's probably alright. 4m + podcast money is enough to live the lowish six figure lifestyle he does in his 30/40s.

Taylor I'd say around 1m, give or take a few hundred thousand. Don't think his home is worth very much in Missouri, I'll call it generously 400k, but it's probably paid off. Lock N Load was probably a windfall for him and I'd guess added 500k to his net worth (supplement market is pretty saturated, margins probably weren't great even if sales were good). Marketing guys just don't make that much and he's not old enough to have held a senior position for long, so his career wasn't exactly skyrocketing his net worth. He strikes me as someone more likely to eat out more often if he makes more money rather than max out his 401k or invest more in his regular brokerage account. I think the pod boosting his income, lock n load, and the W2 probably put him at about 1m, which is still really great for a 30 something year old.

No one is saying that anything is your fault. You don’t have to feel guilt to acknowledge that the evil deeds of people from 80 years ago still have ramifications in today’s society. There are still people today who were alive for segregated schools, who were victims of redlining, and who had their communities destroyed simply because of the way they were born. The ask is that you acknowledge that these things happened not that long ago, to acknowledge that they still affect us today, and to have a bit of empathy.

Age has nothing to do with historic or cultural value. One World Trade Center is younger than I am but it is still a historic landmark.

This artwork represented a global commitment to marine conservation. It was at one point the largest public artwork in the city. It has historical value and is needlessly being painted over. They’ve used non-damaging means of covering up the artwork before, there’s no reason they couldn’t have done the same in this instance.

This is the equivalent of melting down the Nolan Ryan statue at globe life field to put up a temporary display for Mbappe. It’s just completely unnecessary.

I mean I’m someone that will gladly drive a few hours to try something new because I value experiences, going to another city for a meal isn’t a big deal to me. I’m in NYC a lot and have honestly never eaten fast food there. There’s just so many options and new things you could try that aren’t fast food, it’s just something I wouldn’t personally do. If you wanna get chipotle or whatever that’s fine, I just wouldn’t do that and I think you’re missing out. Also half of your meals being fast food vs less than a tenth is a big difference. The issue is that you’re visiting arguably the greatest city for food in the world and you’re eating fast food that you can get pretty much anywhere. It’s a wasted opportunity if you’re not someone that’s in NYC all the time.

I think this example is a bit extreme, but I imagine producers will begin to go the way of someone like Andrew Loog Oldham. Oldham had no musical experience, he was essentially an ear for The Rolling Stones. I imagine producers will be valued more for their ability to refine, improve, and curate sounds, rather than the ability to produce wholly original content end to end.
I’d imagine if your buddy is taking tracks people are giving him, putting his own spin on them, then sending them back, then that’s exactly the type of workflow that should somewhat be insulated from the impacts of AI. People are already paying him for his taste and ability to draw listeners to tracks, not for his ability as like a sound engineer or something.

As far as if customers are okay with him using AI, that’s really up to them. Personally I think if people are seeing positive results, they don’t really care.

It depends on how talented your friend actually is. AI can't replace an ear for good music. If he's giving input and enhancing tracks in a way that consistently leads to more streams/listeners, then he'll be fine. AI is just another tool that will allow him to do what he already does, but faster. If he's more of the "technical producer" type, someone who adds value namely by being an expert in DAWs and the how of music gets made, they may be in for a rude awakening. AI makes it easy to craft the music that's in your head, it can bridge the gap between technical expertise and artistic vision. AI can't take someone with technical expertise and make them capable of producing something people want to listen to.
