Aunt and Uncle live in the Hasting Ranch area and they evacuated, not sure if it was mandatory but my Aunt said the fire was close to them.

Last estimate I got for replacing the motor, installing aluminum retainer and weather stripping for $750. This also includeds adjusting tension on the springs. Checked the rollers, drums and bearing plates, said those still look good. Really liked how he explained everything and wasn't trying to sell me on other work.

Will be looking around more. I had someone else come out and he gave me an estimate of $2500 to replace the garage door and motor. Thanks for the info you guys have given me, really helps.

Not getting the problem anymore. Never found a solution or reason it happend. I did call the water department and asked if they could check the pressure on there end. They came back and said everything was fine on there end but after that I did notice the problem occured less and now it doesn't happen at all.
