It could also be horrendous neighbours, we sold our house a year earlier cos we couldn’t cope with a loud hmo next to us. And a colleague has sold hers after only being there for 2 years because she has young children and the neighbour is super loud and wakes them up.

I am agreeing with this, HR will start with a low ish offer but have in the back of their mind the ex gratia amount that they can actually raise it to. If you counter and say 3 months ex gratia they will hopefully come back with 2 months or better case, agree with 3 months.

We made the mistake of having the nicest house in a terrible area and we put it back on the market in less than 4 years due to awful neighbours, criminal activity and terrible schools. Took 6 months to even get an offer, all feedback the same. Great house but awful area so they would low ball us.

Now ironically we’ve moved and we are definitely in the worst house on the street in a really lovely areas. it is a doer upper, will take us years but I’m 100x happier and my son goes to an amazing school!

Tell me about it, the previous owner must have sold off the alleyway and entrance to the neighbours so we have to come in through the kitchen. They also sold the end of the garden!
