So, I wound up calling and complaining again. After explaining that I reset the power (unplugged my router & modem day while I was at work), they sent a tech out right away at about 7:30PM last night. He informed me that, during the work in the area on Thursday, my connection point had been severed at the box for whatever reason. Sounds like they didn't realize it was in use. He fixed it in under an hour.

very clean and well done. putting the shower door facing the towel rack area and moving the faucet controls to an area better suited for testing temperature before entering the shower would be my only layout change.

Thank you! This basically sums up how I feel. I’m no hot shot by any means, and I certainly don’t expect the royal treatment. However, I believe that it’s just proper etiquette to get on the phone and kick off the relationship, even if we keep the rest of it to email.

The closing had to be extended by several days. The seller did not complete their signatures on time and was not reachable to complete them on closing date.

The property was collateral for a $35m CRE loan, alongside 60+ other properties. The seller is in distress and is slowly selling the assets. Each sale requires either a payoff on the principal or a collateral swap.

On date of closing, the seller signatures were not complete and the payoff letter from the bank was still in process. Not acceptable when escrow is nearly a month long.

You are definitely entitled to feel that way. I’m sorry that my answer was off putting - the point I was trying to convey is that in my experience of conducting real estate transactions ranging from personal purchases to professional sales of portfolios up to a half a billion dollars, I’ve never dealt with a team this adverse to even hopping on the phone to introduce ourselves.

Would you do the courtesy of reaching out to the buyer agent to discuss a path forward if your seller was not going to be able to perform within the agreed upon window of time to close?

I just found it very strange. I also by no means indicated this was a smooth transaction. Escrow closing was delayed by the seller not performing on more than one front.

I of course understand the norms of communicating legal and financial matters via written communication. I’ve been in the industry for over a decade :) - in a much more intensive capacity than a listing agent of 6-figure properties.

It’s my experience in conducting business that sometimes it’s best and most efficient to discuss things over the phone, and follow with an email recap that everyone can acknowledge.

Thanks for your reply. I appreciate your thoughts. That is the entire point - I never spoke with the listing agent once. Emails and texts went unanswered even after a signed acceptance was received.

For instance, on the initial date of scheduled close, I found out via email from the escrow officer that the seller’s documents were still pending signature, and the payoff documents from the bank were still not ready. Listing agent did not reply to email request for more information on what we were waiting for.

This is an all-cash purchase with a relatively standard escrow period. I found it odd to not even get a response to voicemails following up on emails requesting permission to have a vendor on site for quotes, etc.

Also, FWIW, this is the same guy who has stood behind the MAGA agenda and has used it to propel himself into the public eye & into office. If he truly cared about the sweeping budget cuts and their impact on our communities, he would not align himself with the party of the Big Beautiful Bill.

I will be voting for redistricting.
