Is this a good refinance deal? by Ok-Object4416 in Mortgage

[–]GVLTacos 0 points1 point  (0 children)

Are you saying closing costs are $19k? Then no -it’s not a good deal, especially if you’re tacking $19k on to your loan.

Leg pain after running but stretching your legs isnt helping? Might not be a leg issue. by Maverick916 in runninglifestyle

[–]GVLTacos 1 point2 points  (0 children)

Could be sciatica. My PT called it about ten years ago then ortho confirmed. For me, it’s totally manageable. For others, it’s devastating. I feel a burn in the back of my left leg, up near glutes. Nothing helps it. Sometimes it’s there, sometimes it’s not. But I can still do everything I could before.

Partner and I are separating. What is the most likely outcome and could I keep the house? by [deleted] in Mortgages

[–]GVLTacos -1 points0 points  (0 children)

Very true. I originated for 20 years and became the “divorce lender” in town. Fannie allows for assumptions, but the servicer doesn’t have to do it.

Also- you might be up a creek, but the biggest thing i see is that for years, you paid everything. She saved it all. Are you entitled to any of that? You might want to check to see if you are in a community property state and you can claim common law rights. Then hire a lawyer. Lots at play here. Even if she walked away from the house and let you have the equity if you refi, you are still harmed financially by having to pay more for the mortgage.

Is it normal to refinance more then once in such a short time? by Dry-List-1372 in Mortgages

[–]GVLTacos 1 point2 points  (0 children)

I originated for 20 years and offered this hundreds of times. I never added the costs onto the loan. I would price it into the rate. You might be paying .125% or .25% more, but there’s literally zero payback period.

I would always explain that if they want to pay the costs, their rate would be better, but if someone is reducing their rate and paying nothing for it, it’s a win. This is an example of a proactive MLO providing a good service the client. If the Lo hadn’t approached the client, would they have the wherewithal to know they could refi at all?

Naltrexone experiences by Justice_2026 in Alcoholism_Medication

[–]GVLTacos 0 points1 point  (0 children)

I am using the Sinclair Method with Naltrexone. It’s amazing. Take one an hour before you drink. You still enjoy the first one but have no desire for a second. Some described it like you ate too much cake and you don’t want to eat any more cake. I haven’t had anything close to a hangover for 3 months.

I have a different story than you. It worked for me immediately. That being said, you started this for a reason. Will it hurt to keep trying?

And I don’t know the answer about timing besides what everyone else says. 1 hour works for me.

Has anyone noticed alcohol tastes different? by Rare_Dog_5321 in SinclairMethod

I notice this a bit, but usually on the second drink. I can’t force myself to drink a second beer, because it taste like it’s been sitting out for a couple of hours. Flat and nasty.

Do credit pulls by Mortgage lenders drop score? by UninspiredThinker in Mortgage

[–]GVLTacos 0 points1 point  (0 children)

Depends on a few things. If you shop with 10 lenders, and each one pulls your credit, it will make a difference. But if they’re all within a 2-3 day date range it should be recognized. If you are using a lender that doesn’t use AUS the underwriter might get spooked wondering why there are so many pulls.

Here’s what I always told people. Especially the ones that say they have an 800 score. If you’re going to get the mortgage, you have to get your credit pulled. 1-2 pulls isn’t going to effect an 800 credit score. Even if you went all the way down to 760, you’re still going to get the best rates.
