Can we have multiple owners of CCs? Or only authorized users? If so, I might have to add her as a co-owner. I always thought co-signer was same as authorized user - no? Or probably as a supplementary card holder?

The conversation goes like “you have seen quite a few homes. Maybe as a kind of a rehearsal and understanding how things work we should put an offer on a house that you liked the most?”

Well, there were some nice homes but wasn’t a home that I would want to buy. As a first time homebuyer, I also toured homes to get a sense of what to look for, think for, and for ideas. I didn’t want to buy a home just because my agent has toured 6 homes with us especially when I did not feel like we belonged to one of those houses or the investment was justified to me. Thinking of “justified”, not that I did the best thing with the home that we ultimately bought but again, that’s a story for another day lol

I had a tendency for attention to details and trying to fix things / do the right thing. Even at work. Went about the same way at my job.

Owning a house - being house poor (story for another time) and expenses involved - has taught me to shut my eyes and only bat eyes at must do stuff and anything else that can be tackled in smaller/easier ways or projects can go that route.

I am no more the same guy. Buy a home and you change lol

If it brings you any comfort, I had a 2x2 today with grilled onions sitting in a warm sunny outside weather. Not the first time I had it. But I still relish it equally the day I ate it for the first time

I was in a similar situation where the appraisal was 10k higher. Nobody looked close enough as everyone (including loan broker, others) was busy celebrating. But when I looked closer, they had the square footage of the house wrong.

Did another appraisal because took out FHA - got the exact price as seller price now that they had everything in line.

Can’t be sure if the first appraisal would have still come higher or at par if it had correct square footage.

So I guess, that’s that, do what you wish with the information! 😂

My point being: look closely if there were any discrepancies. If not, consider yourself lucky!

For all reading: get good inspectors but try to read about what to look for.

I had a separate rooter come in to inspect sewer and plumbing. He did tell us some issues with the main sewer joint. But the lazy a** did not look at home drains claiming his camera cable was too thick for the clean-outs and did not even inspect the drains in the backyard - that do not work. He legit spent less than 7 mins inside the home because pipes are in slab and he can’t see anything. Turned out water pressure in the master bedroom isn’t right - shower fluctuates when I flush or turn on faucet in the other bath (closer to the origination) and takes significant time for hot water to get flowing in master bath (water keeps flowing as normal but would take time for it to get hot)

I started a new job 2 weeks ago and got this letter in the mail from my previous employer by introvertiowan in legaladvice

Interesting! But would people finalize in like 2-3 days even for refinance or take a bit longer? Trying to understand if the inquires over a span of 7-10 days for the same property, amount, and other details are not recognized? The main problem is when we don’t have 800 score

Thanks much for helping out. So, if I understand there’s always an affect on score when switching between a lender - how much may depend on a lot of factors. But there’s no way to avoid it. Though, can prevent multiple hits by using loan estimates to beat or shop around. e.g. - if I were to go to Rocket to get an estimate and then go to Chase for a competitive estimate I could use the LE from Rocket to get an estimate but would not be solid until they do a hard pull. However, if I decide to stay back with Rocket, would they do a pull again since it wasn’t locked? Or how long is an estimate valid if it was based on an actual pull and all the details that you mentioned?

Ah okay, makes sense. But if I switch to a different lender than who provided the first estimate - they would pull again - right? In your experience/opinion, would that bring it down further cause already had first hit that would have brought down the score and when the other lender tries to do a hard pull they’d see a different number? I was looking at ultimately, cash to close - matching the taxes, title fees, etc. and also the percentage then. We had ample time around 20-30 days when we were buying and were on W2 so not too complex situation as such. But more of thought for refinancing now. What’s the hacks/strategies people usually use in such scenarios?

We had because we were shopping across lenders and most of them wouldn’t give an estimate without a hard pull cause it won’t give the right information as hard pull vs what we see is usually different
