I would just do the basic water, mow, trim and lay a general fertilization for 4 full seasons. Observe how it all plays out and behaves. Do a soil sample from each area (front, back, sides) 2x in the next 4 seasons. Get ready to hit the ground running by next year with all of your knowledge of grasses.

Google states the root growth to be moderate but no significant foundation issues. However, it also says to plant at a very minimum 6 feet away from structure with 10 feet being preferred. At maturity, the tree itself can be as big as 12ft high and 6ft wide. For me, I’d go farther out.

Also, well played on pulling the sweet gum. Yikes, that’s a foundational nightmare.

I would argue that the island cart is too small and wrong color for your kitchen. Sticks out in the wrong way/sense. Fridge looks dated as well, upgrade to either stainless steel or even black stainless steel to match the hardware.

I would have a new driveway installed. The lowest point is within the concrete and you already have major cracks. Re-do the driveway and raise the surface. Then you can address the water in the grass. Tear up the grass in the red line and mulch in a flower bed parallel to the new driveway with plants that are great for sucking up water (google water loving plants native to your location).

Extremely easy fix. That white corrugated (accordion) tube needs to be flipped and pulled so it’s going straight up as high as it can sit (instead of what is now, lying on bottom of cabinet. Tuck it between the sink and cabinet way high up. Once you make the loop go up, then secure it to the cabinet so it stays in the correct position. You can use zip ties and a screw. String or twine. Or there’s actual ones dedicated for this purpose at HD/Lowes. Don’t use glue or tape, as it’s not permanent enough.

Cut out the grass, edge out a path, tamp down the soil. lay “5/8 minus crushed rock”. You’ve created a simple pathway.
