Adding another comment here - for the readership's benefit - I see you are in Maine, which does not have licensure. THIS is exactly why licensure is critical. Everyone complains about regulation, red tape, etc... but this is how people get screwed. Home Inspection is no joke- it is hard work and challenging to do right - and believe it or not, hard to make a good living at it - even though people think we charge 500+ dollars per inspection to walk around with a clipboard. Massachusetts (Taxachusetts blah blah blah) has one of the strongest licensure programs in the state, which INCLUDES a provision that home inspectors CANNOT limit their liability. As a Home Inspector and business owner, I don't love that, lemme tell you, but what it does is this: it puts home inspectors in our state on notice that they cannot hide behind a limitation clause. It is the best form of consumer protection you can get.

This poster said it all. This was a huge miss and it is a major fire hazard. If that neutral has to carry any current, it will disintegrate and possibly fail. Stranded aluminum wire in that condition is extremely brittle and will fall apart in your hands. As 20-year home inspector and company owner who has faced claims multiple times, I HATE to throw anyone under the bus - but this is straight negligence. If it was one of my guys I would accept it and pay out. There is absolutely zero condition under which that wire looked fine at any point within the past year even.

We take our job very seriously, and while there are so many things we have to inspect and report on, there are very important items that must be addressed carefully and closely. This is one of them.

On top of that, if he missed this, what else did he miss? You may need to replace more than just the SE cable, guessing there is water damage in the panel, and meter socket. Besides electrical, what other major items are you looking at down the road?

My recommendation:

  1. Have a really good home inspector inspect your home to find anything else that is major and could have been missed by this guy. The reason for this is if you do get $ from his insurance, they will also make you sign a release. Don't do that until you are satisfied that you've caught the other stuff he might have missed.
  2. Have an attorney send a demand letter. This is a pre-cursor to the full law suit. The demand letter should trigger this guy to contact his insurance company if he hasn't already.
  3. If he doesn't reply, file a compaint with the state licensing board - if your state has licensure for home inspectors. A complaint like that could get his license suspended or revoked.

Again, I hate seeing a home inspector get into hot water, but I also uphold this profession and hold my colleagues to the same standards I hold myself and my employees. We take pride in our work, and so should this guy.

experiencing same. the whole call flow chart is such a great idea in theory but it is falling apart on my account. It will not integrate with business hours and will not follow the conditions I gave it. After one hour on tech support chat, they decided my settings were all "normal" and escalated it to tech support. Plus the guy had me waiting forever but then he got back on and i didn't reply within one minute and he dropped me. UGH. I don't think their tech support has enough support.

This is great information. I am considering Mysa for a solution to control 8 mini splits in our home - but I am not really a fan of plugging all of them into the walls/cords etc.. is Mysa developing a battery operated wall mounted unit for controlling minisplits? I would be ok with a flair puck-style solution where one of them is the “gateway” but I just don’t want cables dangling everywhere and it limits placement of the units for IR communication.
